This wonderful holiday home is nestled on a superb small and exclusive resort close to the charming seaside town of Combe Martin. It is the perfect place for a spot of switch off. The delightful Combe Martin enjoys blissful secluded sandy beaches, wonderful rock pools, dramatic coastal scenery, a picturesque harbour, quaint shops, cosy seaside pubs, water sports, the fabulous Combe Martin Wildlife and Dinosaur Park, an interesting museum and easy access to the stunning Exmoor National Park, North Devon’s Area of Outstanding Natural Beauty and the famous Southwest Coast Path. Nearby, you can explore the sensational Hangman Cliffs, the amazing beaches of Broadsands, Wild Pear, Tunnels and Barricane, Lee Bay, the Woolacombe beaches, Putsborough Sands, Croyde and the magnificent Saunton Sands. There are fabulous attractions such as National Trust houses, the wonderful Lynton and Lynmouth Cliff Railway and amazing activities including horse riding and coasteering. You will never tire of exciting, interesting, and thrilling excursions in this wonderful area.

Broadsands Farmhouse is actually attached to Wild Pear House and offers a secret door from the kitchen to the dining room of Wild Pear House. If you did want to book a separate house for another family or other friends, you could book both properties to sleep between fifteen and seventeen guests.
Broadsands Farmhouse boasts wonderful living spaces that offer a warm, inviting ambience. The huge, spectacular kitchen enjoys ceiling beams, beautiful cabinetry, excellent appliances including a five-hob range cooker, double oven and espresso coffee maker and a wonderful island that is topped with a giant slab of marble. The kitchen is very sociable where guests can perch on a stool with a glass of chilled white wine and keep the chef in your group company. The living and dining room is L-shaped and comes with a wood-burning stove, colourful rugs, comfy sofas, a Smart television, and a delightful minstrel’s gallery. It is a wonderful space to switch off, chuck a log on the fire and cosy up with Netflix. The dining table seats up to ten guests.
The farmhouse enjoys three superb bedrooms including one on the ground floor. This is a delightful room with an ensuite shower room and twins or a super king-size bed. It is perfect if you have any guests with mobility issues. The master bedroom suite sits upstairs with its super king-size four poster bed and its marble-lined ensuite shower room. With rich woods, beautiful drapes and crisp cottons, this room is superb. The last room boasts comfy twin beds, a characterful beamed ceiling, and gorgeous mellow green tones. Guests staying in this room have use of the marbled family bathroom, another beautiful space.
More magic happens outside with a pretty private garden, stunning views, alfresco dining with a barbecue and a hot tub where you can soak under the stars. This property enjoys a Five Star Gold Visit Britain Award, and it is easy to see why. The resort facilities add to the charm of this idyllic property.
The resort swimming pool is wonderful, and you can relax on smart cradle rope weave seats and day beds. The pool building offers changing rooms, toilets, and showers. The games room offers table football, table tennis and a soft play area for little ones. The resort sits in its own pretty valley with sixteen acres of grounds sprinkled with lush lawns, gardens, sunken nature trails, ponds, meadows, an orchard, streams, an extensive kitchen garden and a greenhouse where you can pick yourselves something fresh and tasty to go with your alfresco dinner. As you wander through this wonderful estate, you will hear owls hoot and the wind whispering through the boughs of the oaks. You are welcome to bring your furry friends and enjoy the five acres of dog walking field for off lead enjoyment or a favourite local dog walk to the charming dog friendly pub, the Hunters at Heddons Valley. There are over fifty animals on the estate and children enjoy helping at feeding times. Beautiful peacocks wander around the grounds when not nesting, the free-range chickens supply eggs and cute ducks live on three ponds. There is a small herd of alpacas, four pygmy goats, sheep, super cute piglets, guinea pigs and orphan lambs in the spring for children to bottle feed. Children adore the outdoor playground with its amazing wooden pirate ship with decks, a tunnel, ship’s wheel, plank, and sand pit. The two storey wendy house is perfect for little ones with a built-in kitchen, furniture, and a veranda. There is also a wooden tractor, a slide, trampoline, swings, slides and a climbing frame. You will be lucky if you see your children with all of this! Throughout the estate there are some wonderful views with lovely lounge furniture so that you can relax, captivated by the views with a sneaky bottle of chilled wine. The Lookout is one of these, also a perfect spot for early morning meditation or yoga. The huge one and half meter fire pit with benches is wonderful for sing songs and making marshmallow memories. The honesty shop stocks some wonderful goodies including delicious frozen Cook meals, barbecue packs from the local farm shop, tasty ice creams and marshmallows for toasting. Yoga classes take place all year long plus there are fun aqua aerobics sessions in the pool.
What you should know…
- The farmhouse is dog friendly. You will be given a doggy welcome pack with a quilted waterproof sofa protector, a dog towel, water bowl, a flashing safety tag, dog treats, pool bags and a dedicated disposal bin. There is a large field for off lead fun and wonderful walks throughout the estate
- Guests staying at this wonderful house can use all of the resort facilities, including the pool, playground, honesty shop, games room, adventure playground, kitchen garden, the animal areas and lots more
- There are electric charging points provided for electric cars
- The house enjoys a secret door that could link the farmhouse to Wild Pear House if you wanted to book for a large group and take two houses

About the surrounding area of Broadsands FarmhouseBroadsands Farmhouse is nestled on an exclusive resort near Combe Martin in north Devon. Combe Martin is a fabulous seaside resort with stunning sandy coves, some of the UK’s best rock pools and a fantastic selection of cafes, unique shops, pubs, and restaurants. The fish and chips are delicious! Combe Martin hosts many events celebrating its heritage and quirks including its annual Hunting of the Earl of Rone ceremony, a Pagan festival. The wonderful Southwest Coast Path runs through the village offering astonishing views and access to beaches and beauty spots that you may not otherwise see. You can hike to Great Hangman, the tallest sea cliff in Britain or take the two hundred and thirty steps down the Golden Cove. You can enjoy the calm waters of the bay on a boat, kayak, or stand-up paddle board.
The beaches in this wonderful area are quite extraordinary. Wild Pear Beach and Broadsands Beach are two of the most beautiful, secret coves. Wild Pear is reached via a dramatic descent from the coast path and is an idyllic, protected cove. Broadsands Beach was recently voted the ‘Happiest View in the UK’ with its special curved bay, turquoise sea, rock caves and trees. A network of tunnels hand-carved in the early nineteenth century lead to the wonderful Tunnels Beaches with their Victorian tidal swimming pool and sand and shingle private beaches. Barricane Beach boasts exotic shells, a delightful cafe and glorious sunsets. Lee Bay is a fabulously secluded spot looking out to the Bristol Channel. It is often called ‘Fuchsia Valley’ due to its bright red flowers. Woolacombe Beach is a three-mile-long sandy wonder that has been voted the ‘Best Beach in Britain’ and it is only twenty minutes from the resort. Putsborough Sands are on the south side of Woolacombe offering glorious surf and views of the headland. Just around the Baggy Point headland is the very pretty village of Croyde with its famous surfing beach. Backing the fabulous Saunton Sands is the impressive Braunton Burrows, a UNESCO biosphere reserve.
Coasteering is a popular thrilling sport with many experienced Coasteering and Adventure Sports companies operating at Watermouth Harbour, the next bay along from Combe Martin. Brave participants enjoy climbing over dramatic rocks, jumping into the sea, swimming through gullies and exploring caves. Horse riding on Exmoor is also popular with the Dean Riding Stables.
The National Trust’s Arlington Court and Carriage Museum is a great day out with formal Victorian gardens, ponds, deer, plenty of space for picnics and an impressive collection of horse-drawn vehicles. It is a gem on the edge of Exmoor that has been in the Chichester family for over five hundred years. The gardens enjoy herbaceous borders, a fountain, walled kitchen garden and a conservatory brimming with exotic plants from around the world. There are pleasure grounds with gorgeous views, a wilderness pond, and a deer park wood. The old kitchen tearoom is lovely and offers tasty treats. There is also an excellent second-hand bookshop. Watersmeet is a dramatic river gorge and ancient woodland with a National Trust tearoom set in stunning surroundings. You can treat yourselves to delicious Devon cream teas and be captivated by the amazing landscapes and woodland trails.
Twelve miles away, the Lynton and Lynmouth Cliff Railway opened in 1890 and is an excellent way to enjoy the wonderful coastal views between the two villages. Another popular trip is to Lundy Island which lies ten nautical miles off the coast. The ferry leaves from Ilfracombe Harbour taking you to this delightful island with its wildlife, big skies and gorgeous scenery.
The pretty, historic fishing village of Clovelly is worth a stop. It was once owned by the Queen of England and clings to the four-hundred-foot cliff where there is no traffic. Steep cobbled streets tumble down to its ancient fishing harbour and 14th century quay.

The resort is exceptional with a long list of activities and amenities for children. Children enjoy the indoor swimming pool, meeting and feeding the animals, playing in the playground, exploring the estate, picking from the kitchen garden for dinner and toasting marshmallows on the firepit.
Combe Martin is a wonderful town, very proud of its Wildlife and Dinosaur Park. Here children enjoy an abundance of exotic wildlife and the very latest, thrilling Dinosaur animatronics. They can ride the Dino Express as seven and a half thousand gallons of water hurtle towards them, enter the underground tomb for a fascinating insight of Egypt, play in a gigantic indoor soft play area, meet lions, penguins, alpacas, leopards, owls, sea lions, pelicans, wolves, meerkats, and lots of other animals, visit the dinosaur museum, the critter cavern and the beautiful botanical gardens.
Keypitts Quads at Ilfracombe offer a range of quads to suit all from six years old. There are Suzuki 50cc’s for the little ones, Yamaha 50cc’s and 80cc’s for younger riders and moving up to 90cc Hondas for teens and 125cc Yamaha Breezes for the adults. Everyone gets full instruction and younger children start on the inflatable track to boost confidence. There is a ball pit for tiny ones who cannot ride the quads.
Watermouth Harbour boasts The Family Theme Park and Castle which takes you back in time to Victorian life. It boasts animated scenes, a model railway, a dungeon labyrinth, crazy golf, crazy snooker, and a maze. It is great fun.
The Quince Honey Farm is one of Britain’s leading honey farms, a family run business with refining beekeeping techniques where children can learn about bees. Wonderful stay at a dog friendly farmhouse!
It is hard to find somewhere to stay with 3 lively dogs which also lives up to the comfort and luxury which us two legged folk would like. Broadsands farmhouse had it all. Spacious, clean and comfortable with a wonderful farmhouse kitchen, hot tub to relax in whilst looking at the glorious views over the valley, smart tv to keep everyone happy on evenings in and wonderful surroundings including a field just for the dogs to stretch their legs. Other facilities on-site include a heated indoor swimming pool, bbq facilities and little shop on site.
Alice, the owner, was always on hand to offer advice on the local area, good places to eat and the best beaches/ cliffs to walk the dogs.
We would thoroughly recommend it to anyone looking for a dog friendly holiday where you can also spoil yourselves! -
Wonderful place to spend your holiday
Very special place to stay plenty of things to do and see, the farm animals were delightful and such fun. Broadsands Farm house was very comfortable and clean. We had fresh eggs and cake waiting for us on arrival, even our pooch was catered for, such lovely touch. Hot tub and pool fab. Alice and her family were a joy to chat to.

Wonderful stay - can’t wait to come back!
We had an absolutely fantastic stay at Broadsands Farmhouse. The house had so much character but also space. Beds were wonderfully comfortable and we all slept brilliantly after all the sea air.
The kids loved the animals, the play area and the pool plus there is so much to do in the local area. Combe Martin beach is an absolute gem - I almost don’t want to tell people about it!
Alice was super helpful with recommendations for local providers of kayaking and surfing and the digital guide was a godsend.
We had a wonderful time and have already booked to come back next summer…. Just need the same fantastic weather!

Fabulous week at the Broadsands Farmhouse
Our second holiday at Broadsands Farmhouse and we enjoyed it just as much as our first visit. There was plenty to do for two pre-school children with an outdoor playground complete with pirate ship, playhouse and trampoline, an indoor play space and plenty of chances to feed the animals.
Our three generation family all loved the beautiful, warm indoor swimming pool as well as the private hot tub on our terrace with fabulous views of the Devon hills. The main rooms of Broadsands Farmhouse were spacious and comfortable with lots of games, books and a doll’s house. A great week with a warm welcome from Alice who looks after her guests in a friendly relaxed way.
The property is perfectly positioned close to beaches as well as countryside and we enjoyed trips to Woolacombe, Linton and Lynmouth, Braunton and Ilfracombe and Arlington Court (National Trust). -
A hidden Gem!
Although Familiar with Devon and Cornwall, this part of Devon was somewhere we had never visited before and wondered why! The property is set in the most idyllic location nestled atop a valley with amazing views across the hills and valleys and only a short distance from some of the most beautiful beaches in England (at least in our opinion). It seemed less crowded, and the coastal walks and scenery were breathtaking. We didn't have children with us although wish we had as there was a swimming pool, activities, and animals galore (we rather took to the Alpaca)! Alice our host provided such a warm and friendly welcome and pointed us in the right direction to the best walks, beaches, pubs, and places to visit – thank you. To sum up - A hidden gem and on driving home talked about when we might return!

Easter at Broadsands Farmhouse
We stayed at the Broadsands Farmhouse for a week over Easter and couldn't have been happier. From the moment we arrived my children (aged 7 & 8) fell in love with the animals and grounds, and we did too.
Alice and her family did everything possible to make our stay perfect down to the small things like a lovely welcome basket of goodies, a few laundry tablets (which were a life saver), dishwasher tablets, and an absolutely stellar welcome manual in app form which we made endless use of.
The accommodation and onsite amenities couldn't have been better; the animals, pool, hot tub, play park, games room, lookout and views were all spectacular. We enjoyed evenings bat spotting from the hot tub while looking out to the changing colours of the valley as the sun set, listening to the sheep and cows across the valley in the various field - we even witnessed a ewe give birth to two lambs a field along.
Nearby we enjoyed days exploring the caves at the beach in Combe Martin, the sand dunes at Saunton Sands, shell hunting at Baracane beach, digging and building sandcastles at Woolacombe, taking the funicular in Lynton (to find ourselves above the clouds in Lynmouth) and finally, climbing at Valley of Rocks and a hack across Exmoor from Brendon Manor Stables (Lynton).
The week really couldn't have been better and our children are already begging to go back - thank you! -

Feb half term mini-break
Brilliant February half term break in Broadsands Farmhouse. Loads of space for our family of five (3 teenagers). Very warm welcome from Alice and family with lots of advice on things to do and see. Information app was very useful to have prior to the stay to help plan our few days and get familiar with the facilities. Great location in north Devon for beaches, walks and days out. Had fun in the games room with table tennis and table football - very kind of Ella and Daniel to take us on! Log fire got plenty of use in the evenings. Lovely heated indoor swimming pool plus our own hot tub with fantastic views of the valley. Looking forward to a return visit (minus Storm Eunice!)

Autumn escape
A very friendly welcome to a beautifully situated property. The views are superb and you are just a short distance from Combe Martin.
The beds were very comfortable and the farmhouse was filled with traditional features. We didn’t realise it had so many places with low beams and found this difficult.
Hot tub and pool added luxury. Plus the sunshine made it a lovely relaxing holiday. -
We would love to return
We had a lovely stay in Broadsands Farmhouse. Our granddaughter loved feeding the animals every morning and swimming every evening. The honesty shop is a fantastic idea and we had a few lovely evening meals. I have never stayed in a cottage with such a well stocked kitchen. We had a week of mostly rain but we managed to get out and about with lots to do in the surrounding area. The hot tub was an added bonus after a long dog walk in the rain. We would love to return bringing our extended family but maybe in the summer months when the sun is shining and the evenings are longer

Just perfect
Broadsands Farmhouse was perfect for three generations of our family to enjoy a relaxing late summer week. There was so much on site to keep the two pre-school children happy and active and it was an easy drive to the seaside. The house felt spacious and comfortable and had great views from the terrace. We liked it so much that we’ve booked again for next year.

A family friendly holiday
A spacious house, suitable for families to share with lots of facilities immediately on site for young children. Swimming pool, play areas and animals kept our grandson entertained during the day; while our own hot tub, walks and lovely views offered relaxation for the adults. Owner and staff very pleasant and approachable.

Perfect
I could say how awful the place is to discourage others from booking and making it easier for our family to book again. However that would be unfair as everything was just perfect. I loved that the proprietor Alice lived on the site with her family, Ella and Daniel are lovely to chat with, it made the experience feel even more homely and of course it was easy to ask questions, get ideas of where to go in the area etc.
The whole set up is just wonderful. Highly recommended. -
A warm welcome
A well organised set up with great views. Wonderful for children once we get back to normal. The lovely extras of hot tub (although it would not accommodate 6), and the heated pool was great. The honesty shop was really useful offering the basics. We received a warm welcome and Alice was immediately on hand with any queries we had.

Very happy long weekend
We spent 3 nights with our 3 children (9,7,3) and had a wonderful time. The adults loved the stunning views, country location and the detail inside the house (good linen, coffee machine, fresh eggs on arrival). Our children adored the animals, collecting eggs, roaming on a big, safe site with lots of fun play activities (trampoline, ship, play house) and a fire pit. Our hosts were great - responsive and made us feel very welcome. We’d definitely visit again.

Third visit in three years
This was our third visit to Combe Martin House and our first stay in Broadsands Farmhouse, having previously stayed in Holdstone Cottage. We had a brilliant holiday and were delighted to be back again. Broadsands Farmhouse is a lovely property and gave our family of five plenty of space to relax whilst on holiday. Our sons were very excited because you can see the animal enclosures from the house, as well as the swimming pool front door. As always, the staff were very welcoming and friendly. We hope to return again next year!

Always a Wonderful Stay
We've stayed here three times now. It's always a lovely break, ideal for small children.
The little farm, playground, pool and grounds can all be enjoyed in good or bad weather and the beaches aren't far away. -
A fabulous property with stunning views in great location for exploring Devon coast and attractions
Amazing family holiday. Broadsands Farmhouse was bursting with character features including large 4 poster bed, whilst also providing everything you could need for a luxury self-catering break, including BBQ, Netflix and hot-tub to ease the muscles after a glorious walk on the coast path. The children loved the well-equipped playground and the numerous animals (especially the friendly goats and feeding scraps to the pig). Grandparents enjoyed the flat nature walk through the fields taking in the stunning views down the valley. Next time we look forward to enjoying the indoor swimming pool and games room.
The property is ideally located as a base to enjoy all the natural beauty and attractions that North Devon has to offer. We spent days on magnificent sandy beaches with rock pools and sand dunes, whilst also finding time to walk parts of the coast path with its impressive sea cliffs, explore Exmoor and its ponies, and visited lovely towns/villages such as Lynton, Berrynarbor, Ilfracombe Harbour. There is so much to do in the area. Next time we've got the dinosaur park, zoo and Watermouth Castle on the list of attractions to visit. We would like to thank everybody on-site for their warm hospitality throughout our stay and for their thorough cleaning protocols that made us feel very safe in this first week following coronavirus lock-down. -
Amazing holiday
Broadsands Farmhouse was spotlessly clean with lovely furnishings , washing machine, dishwasher, large choice of books & games and its own hot tub! Outside patio with table & chairs and barbecue.
The amenities provided were outstanding. Swimming pool, soft play area with table tennis & table football, trampoline and outdoor play areas. Goats, guinea pigs, alpacas, hens, ducks and pigs. Our grandchildren loved being able to walk freely in the animals pens.
The owners & staff were very helpful in the booking process and during our stay. They were able to recommend places to eat and where to visit. So many things to do within 15 mile radius. Fantastic beaches.
I can highly recommend it- 5 star accommodation & amenities.

Lovely April stay
A charming place with a charming host, stunning location, all beautifully done. Great facilities for families - the pool was fantastic and the play area, farmyard and grounds were a huge hit with the children. Lovely little touches too, with complimentary juices, White Company toiletries and eggs from the chickens. The only small gripe was around the heating which could have done with a boost on the chilly winter mornings, but even that was mitigated by the very effective fire.
