These terms and conditions may be amended from time to time.

Security deposit £750 charged to client's credit card as a pre-authorisation at least 2 weeks prior to arrival and refunded two weeks after departure, subject to full inspection.

Energy costs included? Yes, included in the rental price.
Heating costs included? Yes, included in the rental price.
Linen & towels included? Yes, included in the rental price. Please note that cot linen is not provided.
End of stay cleaning included? Yes. However, guests are required to leave the accommodation clean, tidy and in the same condition as on their arrival. Any extra cleaning, laundry, maintenance and/or rubbish disposal required will be charged against the security deposit.
Changeover day Flexible
Minimum stay 3 nights. 4 nights over Christmas and New Years. We are happy to accept 2-night stay requests; however, these will be charged at the 3-night rate.
Pets welcome? Yes. Please enquire at time of boking. Please note that dog must stay downstairs, and off all furniture.
Smoking Allowed? No smoking or vaping.
Stag & Hen Do Allowed? Not allowed.
Other Ts and Cs Burning candles is not permitted. Please use the safe LED alternatives provided.
Other 2 Fireworks are not permitted in or around the house.
Beach towels included? Towels can be provided for use at Lake Windermere.

    A great house. We really appreciated the thought gone into providing loo roll, tissues, dish washer tabs etc. really great when you are on holiday and so often forgotten. Also well done for making everything environmentally friendly. I hope we have created as little landfill as we can!

    To the team, I cannot Thankyou enough for the amazing stay and the way you looked after us. Nothing was too much trouble. Lakestone House was truly beautiful with every detail thought of. The house was incredibly well equipped and luxurious. It was far better than the photos. It was super clean and incredibly comfortable. Little things like for example, having loads of chopped wood, blankets for outside, a very well equipped kitchen with plenty of high quickly crockery and equipment. It made cooking and the whole stay a delight. My wife and I have hired houses all around UK and Europe and Australia. This was the best. Also your app and wonderful support you gave us was again the best we have experienced. Thank you !!

    We have all thoroughly enjoyed a family holiday in this beautiful old Lakestone House this week. All the rooms are tastefully decorated with a clever blend of traditional and modern touches. Everything you need is provided. We loved the white towelling robes. We celebrated our Golden Wedding Anniversary in style with a black tie dinner in the lovely dining room.

    Once again a group of old school friends came to Lakestone House for an annual get together. The house is stunning - the gardens, the furnishings, the very well equipped kitchen- all made for an environment to relax and chat, cool and share food and walks from the door. We were welcomed with an excellent hamper of locally sourced food. We sat outside on the terrace for drinks and when it got cooler in the evening relaxed by the log burner. Remarkable how the house is at once cosy and spacious. Many many thanks for such a terrific long weekend.
