Norfolk Grove comes with two beautiful bedrooms, a cosy living room, a gorgeous open plan kitchen, diner and living space and an absolutely wonderful kitchen garden. Not only that, you can enjoy access to the estate gardens and parkland which are sprinkled with woodland and a chalk stream river. It is idyllic, peaceful and very beautiful. The cottage has been recently restored to the very highest of standards and comes with lavish furnishings, a cosy fire and a cedar wood burning hot tub which allows you to take an indulgent dip under the stars.
Norfolk Grove is beautifully presented throughout. It enjoys underfloor heating to keep your toes toasty in the cooler months and top quality amenities. It is built on one level so is very easy for anyone with mobility issues. You arrive at this rural haven via a drive through private farmland and park in a large gravel area outside the cottage. The cottage’s open plan living, dining and kitchen area is bright and beautiful, drowned in natural light through large windows, French doors and a lantern roof. You will discover characterful exposed brick walls, gorgeous flooring, a country style dining table and chairs, a sofa and chairs and a thoroughly modern kitchen with a range style cooker, a butler’s sink and a Nespresso coffee machine. Beautiful modern artworks decorate the walls and a warm ambience welcomes you to this special holiday home. The cosy sitting room offers a crackling atmosphere with its lovely green walls making you want to snuggle up and watch a movie. You can throw a log on the fire as a rural chill descends and relax in total peace and quiet.
The cottage boasts two delightful bedrooms, both with character and gorgeous views out of the windows. The master offers a superbly comfortable, super kingsize bed, adorned with luxury linens that make you feel as though you are sleeping in a top notch boutique hotel. The other room is a small double with a beautifully dressed double bed. The smart bathroom comes with a freestanding slipper bath and overhead shower.
The cottage garden is fully enclosed and you are welcome to bring your furry friend along to enjoy your holiday. There are livestock in the fields beyond so if you head into the estate you will need to keep your pooch on a lead. The garden enjoys a terrace with a table and chairs for a spot of alfresco dining and your wood-fired cedar hot tub will be waiting. The woodland beyond is lovely. You can take picnics by the river, meander through the grounds looking for wildlife and enjoy the tranquility.

- You are welcome to bring up to two furry friends but please do not let them in the bedrooms and on the furniture. The garden is enclosed but they should be on leads through the estate as there are livestock

About the surrounding area of Norfolk GroveNorfolk Grove enjoys an idyllic location on a vast private estate in south Norfolk. It sits in the village of Bodney, a pretty place enveloped with the fields, parkland and woodland of the Norfolk countryside.
Swaffham comes with a long history. By the 14th and 15th centuries, the town had a flourishing sheep and wool industry and a large market place. It sits at the northern point of the Brecks, an area of outstanding beauty and tranquility which stretches across Norfolk and Suffolk. The town’s fine Georgian buildings are reputed to be a favourite of Lord Nelson. The bustling Saturday market is popular and there are twice monthly farmer’s markets. The town has featured in Dad’s Army and Kingdom with Stephen Fry. The EcoTech centre offers a wind turbine with three hundred steps that you can climb for superb views as far as Ely Cathedral.
Also nearby is Houghton Hall, originally the home of the Prime Minister, Sir Robert Walpole. With Palladian styling, the house is very impressive and its extensive gardens often host works by famous sculptors or concerts. There is also a Soldier Museum.
Sandringham is one of the much-loved country retreats of HM King Charles III and has been the private home of five generations of British Monarchs since 1862. You can visit part of the house, the private gardens and St Mary Magdalene Church as well as taking delightful walks through the estate. There are frequent craft shows and other events in the grounds. The Holkham Estate is huge at 25000 acres. Holkham Hall is rich in history, architecture and wildlife. The seat of the Earl of Leicester, this elegant 18th century mansion is still a much loved, lived-in family home which visitors can also enjoy. There are six acres of walled garden, originally laid out by Samuel Wyatt in the late 1700’s. Visitors enjoy the walking and cycling paths, the lakes, watching the deer, the tree top high ropes course with its swings, bridges and ziplines, rowing boats, canoes and kayaks on the lake and the woodland play area. It is an outstanding family excursion.
Horse racing lovers enjoy trips to Fakenham Racecourse and Newmarket Racecourse. You might want to check the racing calendars and head along for a flutter.
Bird lovers head to the RSPB nature reserves at Titchwell and Snettisham or to Holme Beach, Holkham or the Blakeney National Nature Reserve. RSPB Snettisham is home to waders, wildfowl and many other birds. Between August and January you will see tens of thousands of birds leaving the mudflats and landing in the Snettisham hides. You will experience spectacular aerial displays and watch huge numbers of pink-footed geese fly over from Iceland. The estate is also home to resident barn owls and that soft hooting is joyful. Pensthorpe Waterfowl Park is popular too.

Thetford is nearby with plenty of fun in store. High Lodge Thetford enjoys beautiful forest trails, gorgeous picnic spots and the thrilling Go Ape forest adventure in the treetops. Thrill seekers heading for Go Ape enjoy zipwires, high-rope adventures, inflatable balls, Tarzan swings and much more. There are numerous play areas, cycling trails and lots of pretty nature around every corner. Their new Zog Trail comes with activity packs and an app to follow clues and collect golden stars. You can also explore the forest via segway. Thetford’s Waterworld and Breckland Leisure Centre is great for a wet weather day with a fabulous pool with slides, inflatable toys and floats. At Grimes Graves, visitors can descent nine metres by ladder into an excavated shaft for an unforgettable experience. It is the only neolithic flint mine open to visitors in Britain. This grassy lunar landscape of over four hundred shafts, pits, quarries and spoil dumps is fascinating. There are flint-knapping demonstrations and an exhibition area.
Between Thetford and Norwich, Banham Zoo is an award winning family attraction set in fifty acres in Banham. There are over two thousand animals from all over the world and lots of animal experiences including bird of prey displays, animal encounter sessions, keeper tours and more. They are committed to animal conservation and little ones can learn about this listening to the daily keeper talks and at the animal feeds. The sub-tropical house ‘Eureka’ offers many species including Santos, the two toed sloth and lemur and penguin enclosures. The big cats include show leopards, cheetahs and an Amur tiger. When heading into the deep blue, you will see white-clawed crayfish, Cuvier’s Dwarf Caiman and Californian sea lion. Children aged six and over can enjoy Sky Trek and the whole family can get onboard the safari road train.
Wells-next-the-Sea offers many attractions including its excellent beach, crabbing, boat trips, amusement arcades and much more. Holkham Hall offers tree top adventures as well as canoeing, kayaking and rowing boats on Holkham Lake. There is a Discovery Trail quiz that makes history super fun and lots of scenic parkland. You can hire cycles for the whole family to explore. Children love the Woodland Adventure Play Area with its tree house, high-level walkways and zip wire. There is also a virtual tractor driving experience and a yummy cafe with locally made ice-cream.

We would recommend this little cottage
We would recommend this little cottage, it proved an ideal chill-out base for our small party – an older couple joined for a couple of nights by a younger couple. We would say that a car (and/or bikes) are essential.
Getting there, it was a little tricky to find the right entrance to the estate - despite instructions, we couldn’t see the referenced church, overshot the turn-off and had to retrace our steps.
On arrival our welcoming, on-site host was clear we could call if we needed anything and encouraged us to wander the grounds but left us undisturbed to enjoy our stay. The provided bottle of wine, nibbles, eggs, tea & coffee, etc. and a table set with napkins in rings and a vase of colourful lupins, clearly freshly-cut from the garden, got us off to a good start.
The cottage combined pleasing, good quality décor with practical, mostly underfloor-heated stone flags or dirt-resistant, neutral carpeting, so one felt comfortable leaving the necessary wellies or walking boots by the door and relaxing inside. It was our misfortune that the (June!) weather for our stay didn’t encourage barbecues or al fresco dining but the very light and airy kitchen/diner/living area looked out over a large field with attractive and entertaining sheep ,which would come up most evenings for a good scratch on the fence. We’ll miss them!
The set-up is perfect for one couple, less good for more guests - there was sufficient but not generous provision of crockery and cutlery (need more mugs to avoid constant washing up) and one bathroom with ‘Jack & Jill’ arrangement (i.e. two doors – one ‘en suite’ to main bedroom, other to living area). When four of us were in residence we opted for locking the en-suite door so we all had a fair and equal trip for night loo visits and to avoid startling a seated encumbent!
There was a good, large (rather high) comfortable double bed in the main bedroom with wardrobe and drawers but a narrower less-firm double bed and no hanging space in the smaller ‘spare’ room. There were bathrobes and plenty of bathroom towels provided, including for use with the wood-fired hot tub. However the time the tub took to heat, coupled with our lack of foresight and inclement (cool showery) weather meant that none of us actually tried it out.
The heating was good and the snug, cosy, with plenty of books (including one by the owner) and a couple of games, thus a winter stay should be just as pleasant.
All of the accommodation is ground floor but it may not be suitable for a wheelchair user (thresholds, etc), nor someone with limited mobility (the overhead efficient shower is above a high bath which could be a challenge to get in and out of).
A daily early morning or evening inspection of the lake in the grounds became an enjoyable part of our routine (there has been so much rain this year that my newly-purchased wellies were a better bet than my older hiking boots, to explore the estate by the river). Longer walks from the cottage door were less an option with a lot of MOD land around and the local drivers being quite speedy along roads with limited verges. However easy, relatively quiet drives to local woodland or the coast, such as Wells next the sea, allowed rambles amongst the pine woods. The Breckland market towns all have some charm as does the Priory at Castleacre and the ‘as seen on TV’ local National Trust estate (Oxburgh) such that we never made it into Norwich or attractions further afield. -

Our labrador, Loki, loved it and really enjoyed the space around the cottage. The housekeeper Rita was very responsive and friendly. She made the check in process super easy and smooth.

Wonderful stay, amazing views with friendly sheep, hot tub super easy to keep warm, sat out on the lake most days as it was so beautiful and the place seems much bigger than it shows in the photos. Will recommend to everyone!

We loved this cottage
We were there to rest up and take walks and get to know the geography. Worked very well for us. Peaceful and delightful surroundings. We came in on a hot day and the kitchen area was uncomfortable. Needed more than a fan. Hosts are delightful.
Maybe a good addition would be comfortable longer seating outside -maybe a hammock or outdoor settee.
