Waterside House is a truly outstanding English country home. Sitting on the banks of the serene Bewl water, the property is found in an expansive area of outstanding natural beauty and is handily located just an hour away from London.
A meandering drive through thick woodland opens out to reveal this grand Art and Crafts mansion, which features ornate antique chimneys and is surrounded by beautiful lawns. Pushing open the thick oak front door, guests are greeted by an impressive reception hall complete with an elegant staircase and galleried landing.
A particular highlight is the large kitchen and breakfast area with its part-glass ceiling. The adjoining dining room and top quality amenities mean that entertaining here is a joy - not to mention the fantastic opportunities for formal dining if you're here to celebrate a special occasion.
Step outside through the double doors and you’ll find a stone patio facing South across the 800 acre lake, with a lawn stretching right down to the water’s edge. It's a quintessentially English and truly memorable feature!
The décor is impeccable throughout, cosy yet stylish, and guests will feel instantly at home thanks to the perfect balance of rustic charm and bespoke furnishings.
As Waterside House is conveniently close to the A21, London (and everything it offers!) couldn’t be more accessible, but whether you're enjoying a spot of boating out on the lake or sitting on the patio with a glass of wine at sunset, you’ll feel a million miles from the hustle and bustle of the capital.

Property Features
Waterside House's owner is an interior decorator, and has taken her exacting eye and flair for style to every aspect of the property! From the approach via a private drive that opens out onto an impressive vista of Bewl water to the stately home-from-home feel in the luxuriously cosy living rooms, Waterside House is somewhere that offers the tranquility of a lakeside getaway with all the imposing grandeur of a country house.
Outside, the long drive leads up to plenty of parking and the south-facing gardens and terraces that look out over the water's edge. Enter the large oak doors (a feature of the house) to the large, York stone entrance hall, where it's almost impossible not to be impressed by wide, elegant staircase and the galleried landing. French doors lead out to the covered seating that overlooks the lake, providing some truly magnificent views.
The equally large triple aspect drawing room comes with an impressive inglenook wood burner (perfect for curling up on those long winter evenings!) and old arch windows that provide 180° views of the lake. The ominously-named (but eminently comfortable) Gun Room boasts an open fireplace for further cosy nights, a large TV set in one corner, a hanging chandelier to add that extra touch of class and even more beautiful views across the lake.
If you're in the mood for a bite to eat, Waterside House has all you need to whip up everything from a sandwich to seven course meal. The kitchen comes with a beautiful wooden oak floor, a double drinks fridge and American style fridge-freezer with ice maker and water cooler. There's an electric four-door aga, sink and dishwasher, along with an central island for food preparation and a hatch through to the dining room.
The dining room is impressive in and of itself, with down lighting and a large walnut table for more formal dining occasions, a wall TV for the less formal ones and even more relaxing views across the placid lake. There's also a Travertine tiled breakfast room with a glass atrium ceiling for on-the-go eating, which leads out onto the covered terrace through a set of French doors.
The lower floor is also where you'll find two WCs with basins, a study and inner hall area complete with shelving if you feel the need to get some work done (or just fancy a bit of me-time with a good book) and a laundry room that comes complete with welly rack, washing machine and tumble dryer.
Waterside House boasts eight sumptuous bedrooms, seven of which are en-suite. The first bedroom is found above the kitchen and offers the best views in the house thanks to the French window and Juliette balcony, while the upholstered king size bed and luxurious seating area ensure there's plenty of comfort. There's a large power shower in the Travertine tiled bathroom too.
The second bedroom offers a zip and link six foot bed that can be detached to use as two singles, and also comes with a tiled en-suite and power shower. The third bedroom and the master suite of the house has its very own deep and comfortable four-poster kingsize bed and even more spectacular views, along with an ante-room with seating, a dressing room and oak cupboards. The luxury en-suite provides a large power shower, a double basin and a large bath surrounded by elegant black marble work surfaces.
The fourth bedroom is another large king room with fabulous views, and ante-room with seating and an en-suite with a bath and shower, tiled in Travertine.
Bedroom five has Louis XIV bed with views across the wood, garden and lake adjoining the house. The en-suite has a wonderful lake view and a large power shower that's just bound to wake you up in the mornings!
The sixth and seventh bedrooms can be found on the second floor. Both have king beds with magnificent views that are somewhat reminiscent of being on board a ship - seasickness is not an issue, though! These rooms have a separate area which is perfect for a single bed (great if you've got a teen with you). Both bathrooms come with en-suite power showers with black tiles and mahogany units.
Bedroom 8 is located downstairs, in what used to be the study. It features a king size bed.
Accessed via the dining room is a games room, housing table tennis and medium size snooker table. There is also a table football game and library in a comfortable 'landing' area between the kitchen and the entrance hall. There is also croquet, rounders, boules and outside domino sets for guests to enjoy - they're definitely not just for the kids.
Sheltered from any breezes (but thankfully not the sun!) outside you'll find the 8-seater Jacuzzi. Kick back, relax and get massaged by the jets while you look out over the placid lake and truly unwind.
The property is accessed via a long drive with 2 electric gates. There is plenty of parking close to both doors for ease of unloading luggage and supplies.
The outside covered terrace is the perfect place to sit and be mesmerised by the natural wonder all around you. At Waterside House, you'll be able to enjoy beauty at any time of the day with glorious sun rises, romantic sunsets and the light of the moon dancing on the water.

New Rules:
"People will be banned from meeting socially in groups of more than six indoors or outdoors, including pubs, restaurants and cafes. Hospitality venues will still be able to hold more than six people, but people must not be gathered in groups of more than six and separate groups must not socially mix".
Waterside Manor is a Hospitality venue, a proper business paying business rates & corporation tax. A small country house hotel setup.
The house can accommodate up to 3 groups of 6 people. Each group should maintain social distance from each other at all times.

Kitchen:
Each group will use the facilities separately, there are 2 ovens, 2 dishwashers, 3 fridges, laundry room with extra sink & washing facilities. Groups should be allocated a fridge.
Entrance Hall, Lobby, Main Stairs:
All fall within social distancing standards.
Guests:
Please all act responsibly, hands, face, space. Face coverings should be worn in the communal spaces.
Noise Policy:
- Strict no noise rule after 10pm
- After 10pm please use the terraces and gardens around the house as quiet areas.
- Please do not set up music systems outside the house.
- No playing of percussive instruments (such as bongos or drums) or amplified music after 10pm
- Please limit any loud music playing inside the house so it cannot be heard outside.
- Please show consideration for our neighbours in the early morning and late evening.
- If you are having any deliveries or ordering taxis please ensure they have clear directions.

A very charming house
A very charming house, fully equipped, perfect for a big family, the host was very friendly and prompt, will most definitely stay again, highly recommend this house.

We just returned from a wonderful Christmas stay at Waterside House. Every other year we try and find a house to accommodate our extended family and finding a large, luxurious home is not always easy. This home did not disappoint. The house is beautifully situated with a view from every room. Helen had decorated for the Holidays so, while the weather was not the kindest (thank you Storm Gerrit), the smell of pine, log fires and comfy couches more than made up for it. The whole house was cosy and very Christmassy - just as we'd hoped! The kitchen was very well stocked with equipment, plates, pots and pans for any level of chef and between the aga and electric oven, we had no issue making Christmas dinner for 16. There was plenty of room for all of us and we enjoyed the game room, the TV snug and gathering for games in the gorgeous main living room. Having 7 ensuite bedrooms really gave everyone privacy and space and it was nice that the 8th bedroom was on the ground floor (with a bathroom a few steps away) for anyone who can't easily manage stairs. Helen met us at the property and took time to walk us through and answer any questions. She was also responsive via text, answering quickly and provided great information about the local area. We thoroughly enjoyed walking around the lake, the proximity to good pubs and National Trust properties. In summary, it is a wonderful house for a family gathering, for Christmas or any other vacation, and I highly recommend booking a stay at Waterside House.

Fantastic location
It is a fantastic location..the house is superbly equipped and you fit into it easily. The rooms are comfortable with beautiful views..all systems work well. Waterside House was a memorable experience..unforgettable. The immediate area around has a special peace and a quiet......the Canadian Geese are special....All in all a super location with exquisite surrounds and a splendid feel.

Oh my word what an amazing house Waterside House is. Just back from a fabulous weekend away, celebrating my Husbands birthday, 15 of us in total. Lovely private location with amazing views and walks. The house exceeded our expectations, beautiful spaces to share and spend time with our friends. I thought it would be hard to decide who would go into each of the 8 bedrooms, but they are all so beautiful everyone was happy. Thank you to Helen who answered all of my questions before We arrived and helped organising a delivery that came earlier than expected. Wonderful, wonderful all good and would highly recommend

An amazing property
Myself and 13 guests rented Waterside House for 4 nights. What an amazing property. Everything you could want and need is there. The surroundings are breathtaking and the owner is extremely accommodating. Five stars isn’t enough!!

A beautiful location for a family celebration. Nearby Wadhurst has good shops and regular London trains. A peaceful waterside location, the silence broken by birdsong, passing geese and family games, cricket, croquet or laughter in the hot tub.

There really are no words to describe how spectacular this house is!
After spending many days at sea, our group, sixteen people in total (ages 2 yo to 52 yo) decided to find a summer home that we could relax in while exploring the English countryside. Wow! Did we luck out! The house is simply magnificent. I remember making our way through the winding roads leading to the house, going through the gate, rounding the corner, and as soon as the house was in view the gasps in the van from our party must have sucked all the oxygen from the air. We just couldn't believe how beautiful the house was, in such a lovely setting. Add to the structure of the house, Helen, the owner, whose warmth and hospitality welcomed us and make us feel right at home. She really made our week both adventurous and restful. We also had the opportunity to enjoy a chef/catering service at the house, "Clever Cooks", Andrea and Pippa who cared and fed us from the day we arrived until we had to say our goodbyes. Homemade English cooking, local produce and cheeses, fresh strawberries and cherries abounded in the area, it was a true feast all week long. We also took the opportunity to explore the countryside, castles and palaces from times gone by, and even spent a day in London. Every day we returned from our explorations we were welcomed back by a home that embraced and nourished us. The house has more than ample space to provide both intimate evenings amongst friends and family or a secluded place where one can listen to the quiets of nature and curl up with a good book. The reservoir, which the home is situated on, provides all sorts of activities for those interested. Kayaking, sailing, bicycling, hiking, to name just a few. All within walking distance. The jacuzzi outside will be a fond memory for all of us, outside at night under the stars. The dining room has room for 16 people, a game room and each bedroom is more of a suite than a room with ample space. There is also an interesting history to the home which I won't share here, I'll let Helen intrigue and surprise you. We had a glorious time and cannot recommend this home, and it's heart - Helen, enough. What a beautiful way to spend some time away or use as a venue for a much larger gathering. Waterside House couldn’t have been more perfect
Most of us didn’t know what to expect but Waterside house couldn’t have been more perfect for our group having a pre-Christmas long weekend gathering We are 15 old friends and new, mainly couples between 50 and 70. Our leaders had been very organized and made a great choice of venue as well as planning a curry night on Friday, black tie Christmas dinner on Saturday and a group walk to the Old Vine pub, with dogs, for Sunday lunch.
The house is superbly situated by the lake with several different walks through woods, fields and around the waterside. We would plan to go boating and fishing when the weather is warmer. It is also very handy for visiting any number of National Trust and other properties open to the public such as Chartwell and Batemans.
The kitchen, fully equipped for catering, leads seamlessly into the dining area and so there is plenty of room to stand around while some of us were preparing food.! The utility room is useful for muddy boots. There are two lovely sitting rooms so TV watchers (or children) can be happily separated from those who prefer to read the weekend papers in peace! The games room and table football were well used too.
We enjoyed beautiful misty sunrises and glorious sunsets over Bewl water. The outside area is wonderful. We were blessed with good weather and sitting on the patio in the morning sun you could almost believe it was summer.
The bedrooms varied in size but all were warm and well equipped. Thank you for decorating the house so attractively for Christmas! The panelled hall with a huge Christmas tree was a great area for photos!
All in all a great weekend. -
Everything we could wish for
We went to Waterside House for a reunion weekend which is something we do every year but this was definitely our favourite of the places we have stayed in. It has an unbeatable location on Bewl water, is secluded but not cut off, there are wonderful walks around the lake and even a pub you can walk to. The house itself has everything you could wish for, the bedrooms are large and beautifully decorated and there is plenty of space throughout to relax, get together and have fun (the hot tub was very popular, even in October). The owner was very welcoming and helpful and gave us lots of useful information about walks, local facilities and also provided us with details for a caterer. We will definitely come back and look forward to our next visit.

Gorgeous views of the sunset over Bewl Water
Thank you ever so much about having us at Waterside House. The whole family had an amazing time, relaxing in this luxury property, kayaking, fishing, biking around the reservoir, going on a picnic, and doing golf and horse riding every day. The property is perfectly situated on the banks of Bewl Water with amazing views of the reservoir, and it combines the serenity of the nature and privacy of the house, with the many activities available to do both on Bewl Water and in the area.
The house is beautiful, with many nicely decorated bedrooms, lovely kitchen, amazing dining room. We loved that the house has its own very unique character of an old manor house, the decor is creating feeling of comfort and luxury, whilst the modern amenities are introduced in a subtle manner. The main reception area is simply beautiful.
We have received an amazing service, and the host Mrs Hume-Kendal was absolutely wonderful. She has helped us with everything we needed, and it has been done meticulously. We have had everything organized for us to the smallest detail, however pretentious it was. Mrs Hume-Kendal, arranged cleaners for us, a chef and catering service which was superb, and also the best butler we have ever had. The staff has tended to absolutely all our needs and were highly professional.
We loved having champagne and canapés in both the Gun Room and the large living room with gorgeous views of the sunset over Bewl Water. Then dining in luxury in the large dining room. I especially enjoyed after dinner the patio facing Bewl Water, having exquisite wine with local cheese selection, listening to the relaxing sounds of the birds and other wildlife coming over from the other end of Bewl Water, whilst watching the moon over the waters.
The children were fascinated with some of the history of the house, and to explore and find out some of the secrets that the house keeps. We have had an amazing 6 days and we will definitely choose Waterside House again and again. We have been in many worldwide famous resorts on holiday across the Maldives, Bali, Thailand and others, and I can compare the fun times that we have had there, combined with the service and luxury of the property with these, and honestly say that they Waterside House is a match for these.

We all had the best time
We rented Waterside House for 7 days for family celebration in July. It is set amongst beautiful countryside with stunning lake views from almost every room .
The house is spacious, yet it still has a cosy feel which just adds to its charm.
Helen the owner was not only extremely welcoming but went out of her way to make sure we had a good time - such a lovely lady!
Our vacation was a huge success and we all had the best time. We really hope to visit Waterside House again to create some more priceless memories with our family.

The location is perfect
I decided to hire Waterside House for my wife's birthday and for 14 guests. I was met by the property owner who is very friendly. The location is perfect - tucked away, but not too much so. The local gastro pubs provide good quality food, we also arranged to have local caters brought in and they were very good too. There is plenty of room for guests to stay and kitchen, reception rooms and accommodation are to a high standard. Wonderful weekend, couldn't have gone any better, thank you Helen.

Great 7 bedrooms ensuite, extremely cosy two large living rooms with real fireplaces, large kitchen where we all could cook together ( was a part of our team building exercise).

Great holiday
One of the best properties we have ever lived in. Very good service and fantastic lake views. Unfortunately, the weather on day2, 3 was crazy with storm katie but there was enough indoor activities to enjoy. Overall very good experience.

The house exceeded our expectations
We couldn't have been more impressed with this beautiful house. The views of the lake surrounding the property set it apart and the house itself is a wonderful mixture of period charm with modern facilities. We were delighted to find the house exceeded our expectations from the pictures we had seen and the owner of the property is extremely helpful and easy to contact. We rented the property for a family get-together and we found the big open spaces both inside and out were perfect for a big group with plenty of bedrooms to accommodate us all. Our only regret was we didn't have longer to stay..... maybe next time!

Many Magical Moments
Waterside House is perfect for a family celebration. This beautiful Arts & Crafts house is in a superb position on the banks of Bewl Water, so comfortably and attractively decorated, with so much space inside and out, and the charming owner, Helen, could not have done more to make our stay a very special and happy time. Waking up in the four poster bed watching the sun rise over the water was one of the many magical moments. Our whole family is looking forward to returning to this very special place.

An absolutely fantastic New Year!
Waterside House is absolutely stunning and was the perfect place to see in the New Year. The house absorbs people; there is so much space and so many rooms that we never felt crammed in. It was wonderful having two wood burning fires on the go when it was blustery outside and the games room was a fantastic plus. The bedrooms all have ensuites and every room has been decorated to a high spec. In addition it was brilliant having the open space and walks around the lake right on the doorstep. We had such a fantastic time here and didn't want our stay to come to an end! Helen was incredibly helpful both before and after our stay, I highly recommend Waterside House!

Thank you for the perfect Christmas!
Wonderful house, well appointed, comfortable and spacious with good facilities . We slept 18 comfortably, 10 children under 11 ( one baby ) and 8 adults . There was plenty to do with the children and they loved the games room. The house was beautifully decorated for Christmas and we had a great time together.

Helen made the whole process from start to finish an absolute breeze. The property is spectacular with mind blowing views across the lake. It has so much room for activities and you will never want to leave.

Absolutely loved it!
I absolutely loved the stay there, Helen was lovely and a great host. I was knocked back a little by the sheer size of the place, the location right by the lake is fantastic and the outdoor hot tub is a nice touch.

A very special birthday weekend
Our weekend at Waterside House was one of the best weekends I've had in recent memory. The house was full of character and absolutely stunning, with unrivalled views of the lake, and we had plenty of room outside to play games and bask in the sun. Helen was a wonderful host, and shared with us the best walks and places to see around the lake - we ended up having a lovely walk around the lake to watch rugby in a nearby pub. Our friends loved the experience, and it made my birthday very special.

An amazing family reunion
We stayed at waterside house in September 2015 for 7 nights. We used this amazing property for a family reunion and everyone had a great time. From the minute we drove down the long driveway and saw this very private and huge house on the banks of the reservoir we knew the property was special. All the rooms are huge with ensuites, so everyone had the chance to relax and the many entertaining areas also meant plenty of space for all the family members and kids. The table tennis and croquet sets were a hit with the kids and adults alike! The area is fantastic with lots of activities including quad bike riding, boating, go ape & fishing right out the front door. There are also lots of great pubs with great food in the area, our favourite was the Bull which is a very old pub less than 10 minutes away. We will definitely be back!

Superb location and lovely house
Superb lakeside property with extensive grounds. Easily coped with 10 adults, 3 children and a baby and there were still parts of the house we didn't really use. The owner was also extremely helpful - you can tell it has been a happy home. There is also a lovely outside BBQ area which is perfect on a summers evening

A fantastic time at Waterside
We had a great time staying in Waterside House. We were a group of 16 and the house provided well for everyone. The house is stunning. Full of character and luxury spaces. The garden is beautiful and its right by the water. We were able to have group meals in the Dining room, BBQ outside.
Helen was also extremely helpful in recommending activities for us to do and researching into things for us. She even found us a chef who was able to leave food out on our arrival.
All round we had a fantastic time. The house was perfect, I only regret we couldn't of stayed longer. -

A truly wonderful weekend!
All our family had a truly wonderful weekend at Waterside House to celebrate my wife's 50th birthday. The house is gorgeous and the weather was perfect. The view of the moon across the the water is stunning.
