Perfectly nestled between the forested mountains to one side and endless rows of vineyards and olive groves on the other side, Villa Ivan is a mystical, traditional and romantic villa on the southernmost point of Croatia!
The interiors ooze with traditional, rustic charm, with classical décor and a light, refreshing style. The living accommodation is all on one level, on the upper floor of this property. (the ground floor space is simply used for storage). The lounge is cosy and comfortable, with two large sofas in front of the flat-screen Satellite TV complete with a Stereo System and DVD Player. There are two separate dining areas, one in the living area and the other more separated, accompanied by a fantastic log-burner. The kitchen is traditionally styled and enjoys all the amenities you could need for rustling up a Mediterranean delight! With air conditioning provided in the living area, you’re sure to be comfortable and content!
There are three magnificent bedrooms in total, creating a cosy, harmonious space for six lucky guests! Two rooms feature fantastic king-size beds while the third has a set of twin beds. There’s a fabulous balcony on this floor overlooking the wonderful garden below! One of the double rooms enjoys a fabulous ensuite bathroom, while the other two share a family bathroom. Both have large showers and traditional designs.
Out in your exquisite garden, perfectly ensconced in vibrant trees and plants, you’ll find your vast private pool at the centre. Surrounded by mountains, this is an impressive location, and you can really soak up the peaceful environment and natural scents and sounds (not to mention the endless sunshine!) in a pool-side lounger. With a large BBQ and alfresco dining, your garden is the ideal space for enjoying some quiet time in nature.
This unique and extraordinary villa is also under an hour’s drive from Dubrovnik the romantic, idyllic southernmost city of Croatia, of Game of Thrones fame! There’s also a regular boat service from Cavtat. With both the Bosnian and Montenegrin borders so nearby, (under 10 minutes!) why not take the chance to explore a couple more countries while you’re here?

- You’re right on the borders with Montenegro and Bosnia– great for visiting another fabulous country on your trip, just make sure you have the right documentation if you’re wishing to cross the border!
- A sofa bed in the living room provides space for an additional guest
- Due to the limited public transport in Croatia, we recommend hiring a car throughout your stay

About the surrounding area of Villa IvanVilla Ivan is perfectly placed to enjoy the famously beautiful natural landscape of Croatia, tucked away in the forests and right beside the beach! And on top of this, you can soak up the history, culture and fabulous traditions of the cities, as you’re under an hour away from Dubrovnik!
Dubrovnik itself is a feast for the eyes. In amongst the winding cobbled streets and vast, beautiful squares of its Old Town you will find endless tiny restaurants, shops, galleries and cafes. Each twist and turn brings a new delight – from the baroque St. Blaise Church to the Renaissance Sponza Palace and the Gothic Rector’s Palace, historical and architectural masterpieces are tucked away in this majestic walled-city.
Take a bird's eye view of the town with a stroll around the huge 16th century stone walls of the city, and admire the terracotta roofs, so typical of the region, as the sun glints on the deep cinnamon tiles and the sea shimmers in the distance. This is the most traditional and beautiful sight of Croatia!
From breath-taking scenery, a rich history and culture, a myriad of enchanting towns and villages nestled among the undulating countryside and a world-famous culinary scene – you will find it all in Croatia!
Active holiday-makers will be delighted with the offerings, including: windsurfing, scuba diving, rock climbing, hang-gliding and walking. Both along the dramatic coastal paths and in the mountains inland, you will find an abundance of pristine paths for cycling and rugged off-road hiking trails.

Tucked right at the bottom of the Croatian coast, you’re also perhaps literally a stone’s throw from the fascinating country of Montenegro with its pristine coastline and quaint sea-side towns, and the vast, rugged expanse of Bosnia isn’t far either – so you can easily explore an extra country or two during your stay!
Dubrovnik International Airport is within a short drive of the villa, while the city is a major hub for those getting ferries.
