Overview

Pool Villa/House Modern
Great Value
Ideal for Kids

The villa’s distinctive blue window shutters contrast with the rugged stone exterior, and add an extra splash of colour to the lovely covered dining area. This is just a few steps away from the pool, with easy step access, and a terrace area with parasol and plenty of sun loungers. There’s a shower room near the pool too, and another covered dining area in the pavilion, separate from the house, which has a large barbecue. The pretty gardens also offer lawn areas which are ideal for young children to play on as you enjoy your meal.

On the upper level, the house has another covered terrace with seating and dining areas overlooking the pool, making another shaded spot to relax for hours. Also, on this floor, three very stylish bedrooms, each with a bathroom, offer supreme comfort and have a rustic feel – bare stone walls, wooden ceilings with chunky beams and eye-catching furnishings add lots of character to the rooms.

Downstairs, there is a fully equipped kitchen and dining area, with all the hallmarks of the kitchen you always wanted. Impressive appliances and plenty of room to move make it a pleasure to cook and dine here. You can then adjourn to the spacious living area with its wonderfully comfy seating, flat screen television and direct terrace access. There is also an extra sleeping area by the fireplace if you need it, with two single beds.

Nearby Bale is something of a well-kept secret, where you will discover beautiful architecture in the Old Town and olive groves and vineyards in the immediate surroundings. A tourist train runs from the town to the pebble and rock beaches of San Polo and Colone, given a feeling of seclusion by the oak trees and pines which are all around.

The small village of Krmed sits in a pretty central position on Croatia’s magnificent Istrian peninsula, which makes it a great place to base yourself to see all that surrounds it. The beautiful fishing port of Rovinj on the western coast is just over 20km away, and is a glorious place to see the sun set. The cobbled streets of the Old Town offer lots of pavement cafés and restaurants, and there’s chilled nightlife to be enjoyed if you stay late enough. The delightful harbour is just steps away from the shops and makes a lovely place to soak up the Mediterranean ambience.

The city of Bale is the closest large town to Krmed and has some lovely pebble beaches in the vicinity. Its narrow streets surround a 15th-century castle – a remnant of Bale’s fascinating and turbulent past. The inspirational atmosphere of the city attracts creative, cultured types – one of Bale’s big annual events is the popular Last Minute Open Jazz Festival, where homegrown talent and the occasional international guest create a superb summer vibe.

Just a 10-minute drive from Krmed, the charming Svetvinčenat has become a must-see destination. Svetvinčenat’s main square, Placa, and castle, Morosini-Grimani, are among its highlights, earning it a reputation as one of Istria’s best-preserved medieval towns. Several annual festivals take place here too, including the New Wine Festival and the International Dance & Non-Verbal Theatre Festival.

The peninsula’s largest city, Pula, lies around 40 minutes’ drive from Krmed, and is well worth the journey. Pula’s star attraction is its Roman amphitheatre, a focal point for live entertainment right in the centre of town.

Region

Nestled along Croatia’s enchanting Adriatic coastline, Istria welcomes visitors with open arms and a rich tapestry of experiences waiting to be unraveled. Whether you're seeking adventure in nature, indulgence in culinary delights, a glimpse into history and culture, or simply a warm and inviting atmosphere, the peninsula of Istria has it all.

Istria's diverse and unspoiled landscapes will be the first thing to capture your attention! The region is renowned for its lush green hills, rolling vineyards, and enchanting coastline: the stunning scenery is a playground for nature enthusiasts, hikers, and beachgoers alike.

Offering a remarkable 445 kilometres of pristine coastline, including tranquil coves and sandy beaches, visitors can find plenty of secluded spots to soak up the sun. The clear, azure waters of the Adriatic are perfect for swimming, snorkelling, and scuba diving, making it a fantastic choice for those who enjoy an active day of water sports.

Venture inland and you'll discover picturesque villages set amidst rolling hills and verdant forests. Istria is home to over 30 nature reserves - an absolute haven for hikers and cyclists, with an abundance of well-marked trails to explore. The Učka Nature Park, in particular, stands out as a hiking and nature lover's paradise, offering waterfalls, historic villages, and breathtaking panoramic views of Istria's outstanding scenery.

Istria's rich history is woven into the fabric of its towns and cities. An ever popular choice for tourists is the impressive port city of Pula, full of quaint town squares and local restaurants, and home to one of the most well-preserved Roman amphitheaters in the world. This ancient arena, known as the Pula Arena, is a testament to Istria's Roman heritage and hosts numerous events, including concerts and film festivals.

The medieval towns of Rovinj and Motovun enchant visitors with their cobbled streets and historic charm. The Euphrasian Basilica in Poreč, a UNESCO World Heritage Site, is a stunning example of early Christian art and architecture.

Istria's culinary scene is a treat for the taste buds: the region is famous for its truffles, particularly the elusive white truffle, and you can savour dishes infused with this prized delicacy in charming local restaurants across the region. Wine and olive oil lovers will find joy in Istria's vineyards and olive groves, offering tastings and insights into traditional production methods. Fresh seafood, often served with a Mediterranean twist, is a staple that you can enjoy at quaint waterfront eateries along the coastline.

One of the most enduring memories visitors take away from Istria is the warmth of its people. The locals are known for their friendly, welcoming nature and their willingness to share their traditions and stories with tourists. You'll find yourself immersed in the local way of life, whether you're exploring ancient towns or enjoying a meal in a family-run tavern.

Istria is easily accessible, with Pula Airport serving as a major gateway. Once you arrive, navigating the region is a breeze with well-maintained roads connecting major towns and villages. Language barriers are minimal, thanks to the widespread use of English, Italian, and German, alongside the local Croatian language.

Istria’s unique blend of pristine landscapes, rich traditions, and warm-hearted locals creates an experience that will linger in your memories long after you've returned home.

Reviews

  • Loved staying there.

    on 11/07/2023

Marvelous place at the heart of the picturesque peninsula, perfect distance from every must-see sights of beautiful Istria. Astonishing stone decorated villa resembling Istrian heritage and superb facilities for a memorable holiday. Absolutely recommended for families and friends.

  • Perfect!

    on 28/07/2022

The villa was perfect! Everything was as expected. The pool is great. And the jacuzzi was a nice surprise. It was perfect to relax in after a swim in the pool. And the small kids loved it.
The house is big with comfortable beds and it had all we needed. The barbecue was very nice as well.
The hosts is really nice and welcoming, they met us and explained everything. We missed forks and the coffee machine was slow, so when we texted them about it they directly came with new forks and a faster machine.

  • We would come back anytime!

    on 12/07/2022

We were happy at this beatiful villa. It is very close the Bale/Valle - cosy little town with great reastaurants and small stone castle. Thanks to the special card provided by the owners we spent amazing time at the beach in close campsite area. Our kids loved the pool and the space the villa and the garden provide.

  • We loved our stay!

    on 29/07/2019

We are a family of 8 people who enjoyed life in this great villa for seven days (three children; 2 years, 11 years and 15 years). The house was spacious and very well equipped. The villa and surrounding garden is gorgeous. We enjoyed staying in the villa and swimming pool so much that we only went into town a couple of times.

The villa is located in a hamlet near a lovely little town Bale (five minutes by car). In spite of its little size Bale has several non-expensive restaurants where you can dine. We would definitely consider staying in this villa again and give the villa our highest recommendation.

  • Luxurious property in a rural setting

    on 13/06/2018

The house was very clean and tastefully decorated. The kitchen was very well equipped with 2 fridge freezer combinations and all the appliances you need, if you like to cook. A wine rack with wines in different price ranges of a local winery was available to the guests. There were three large dining areas that could be used depending on the weather. Particularly noteworthy was the separate barbecue hut with large gas grill and traditional fireplace. The pool was always very clean and had a modern filter technology. In each sleeping room there was an insect killer, which could be switched on if necessary. In the rain the kicker on the upper terrace was a welcome change. We felt completely comfortable and the care by the hosts was perfect.

  • Wonderful Villa 100% recommended

    on 04/06/2018

Just come back from a 10 day stay at the villa. The villa is absolutely lovely and perfect if you’re having a big family trip. We were only in couples but I could see the appeal to families. It was spotlessly clean and had everything you could possibly need. The supermarket is 10 minutes away as is the town. We went in June to the island of Hvar and really wanted to come back an see another part of Croatia. Istria is so different and really worth visiting. With more airlines flying into Croatia the option is quite clear that we will definitely come back soon.

  • Amazing Villa - Lovely Croatia

    on 02/08/2017

We stayed for our first week in Croatia here as a group of 11 with children and had a truly fantastic week. The position, views and gardens were all amazing. The pool area was perfect for the children to play and adults to sunbath, both local restaurants were really good with the added bonus of local wines from the surrounding vineyards in Istria. The Villa was really spacious and very clean. I would love to go back and miss my morning coffee looking out into the garden.
