Villa Kovac is located in Lokva Rogoznica, a great area for getting out and about in the mountains or relaxing on the beautiful beaches. The village lies just off the main road which leads from Omiš to Makarska, a magnificent city around 35km down the coast. The villa is only 2km from the sea and from its hillside vantage point it enjoys beautiful views of the Adriatic out towards Brač, and the Dinara and Biokovo mountains.

Outside, there is a 24 sq m swimming pool and various places to dine on the terrace. Beautifully lit at night, the pool has sun loungers beside it, and there is also a barbecue and a covered terrace area. There is also a hot tub and mountain bikes to borrow for exploring the area.

The main living area is on the first floor and has direct access to a balcony. There is a spacious seating area with fireplace, a long dining table and a fully equipped kitchen. On the lower floor you will find the gym (which has yet more gorgeous sea views), and en suite double and twin bedrooms. There are two more doubles and a triple bedroom on the first floor, all of them air-conditioned.

Nearby Omiš has no end of attractions to see, with the River Cetina offering water-sports on it and zip-line adventures over the top of it. Historic fortresses and recreations of its pirate past give the town plenty of character, and you wouldn’t want to miss out on the excellent Croatian food and wine while you’re there.

A small harbour town on the Dalmatian Coast, Omiš sits at the mouth of the Cetina River. It has a long and rich history, with stories of the town’s notorious pirates running amok in the Middle Ages among those you are bound to discover. In the 13th and 14th century, they were the most-feared in the Adriatic, and used the river to make a quick getaway after attacking passing trade ships. In summer, Pirate Night tours are a popular attraction, telling tales of the pirates in a more family-friendly way.

Omiš is a pleasant place to spend your time with lovely beaches and a wealth of great restaurants and cafés. It’s visually impressive, with steep cliffs providing a backdrop to the Old Town, where you can find a Franciscan monastery and several old churches, in addition to the Mirabella fortress, dating from the 13th century. At the top of the mountain, there is also the Starigrad fortress – it’s quite a climb, but a rewarding one.

Olive groves and vineyards lend their magic to the beautiful areas which surround the town, and the Cetina gives you the opportunity to try out water-sports like rafting, canyoning and canoeing.

Omiš is something of a cultural hub too. The town hosts festivals celebrating music and theatre on a regular basis, with an annual highlight being the Festival of Dalmatian Klapas each summer. Split is also easily accessible from Omiš, around 25km away, so it’s easy to take a bus or mini-van to see the Diocletian Palace, the Cathedral of St Domnius or the town’s strangely unmissable frog museum.

Region

The Dalmatian coast is a veritable treasure trove of stunning landscapes and historic towns, and Omis, situated halfway between the famous port city of Split and the energetic town of Maksarka, is no exception. With its rich history, scenic backdrop, and a plethora of attractions, Omis stands out as a unique and captivating destination for those seeking to explore the charm of Croatia. The town's history is deeply intertwined with its dramatic geographical setting, which is dominated by the imposing Cetina River Canyon and the Mosor Mountain Range.

The old town of Omis, with its narrow cobblestone streets and stone houses, is a place where history and culture converge. It’s a charming place to explore on foot and soak up the local way of life. There are a number of historic churches that you’ll come across while exploring - the Church of St. Michael, the Church of St. Peter, and the Church of St. Rocco, which all showcase intricate architectural details and a sense of reverence. The old town is also home to an abundance of restaurants, cafes, and local shops, it’s an excellent spot to savour authentic Croatian dishes and find unique souvenirs.

One of the most prominent historical attractions in the town is the Mirabella Fortress, often called Peovica. Perched high on a rocky outcrop, this fortress was built during the 13th century and was used as a hideout by the notorious Omis pirates who terrorised the Adriatic Sea. Today, visitors can climb up the steep path to the fortress and enjoy panoramic views of the town, the coast, and the surrounding landscapes.

Omis boasts a pristine stretch of coastline with a variety of beaches, each catering to different tastes. One of the most popular is the sandy beach at the mouth of the Cetina River, offering calm waters perfect for swimming and sunbathing. Adventurous spirits may prefer the pebbly beach of Brzet, known for its perfect conditions for windsurfing and kitesurfing. Just a short drive from Omis, there's the small village of Stanici, which is renowned for its unspoiled beaches and crystal-clear waters. It's a serene place to relax and escape the crowds often found in more touristy locations.

The Cetina River is a defining feature of Omis, and one of the most exhilarating activities here is to take a rafting excursion along its emerald waters. The river cuts through the impressive Cetina Canyon, creating a thrilling white-water rafting experience that appeals to adventure seekers and nature lovers alike. The journey offers panoramic views of the rugged cliffs, lush forests, and the charming villages that dot the landscape.

The nearby Biokovo Nature Park is an outstanding natural attraction. The Biokovo Mountain Range, part of the Dinaric Alps, offers incredible hiking opportunities, with well-marked trails leading to panoramic viewpoints where you can marvel at the Adriatic Sea and the islands scattered along the coast. The juxtaposition of the rugged mountain terrain and the azure waters is simply stunning and will leave a lasting impression.

The history, natural beauty, and cultural vitality of Omis combine to create a destination that is rich in character and charm. Whether you're seeking adventure on the Cetina River, exploring the medieval fortresses, or simply savouring the local cuisine, Omis has something to offer every traveller who ventures to this utterly enchanting corner of the Dalmatian coast.

With a lovely garden, swimming pool and a spacious terrace, the children will love staying at Villa Kovac. It’s big enough for a large family and some friends too, and the triple and twin bedrooms are ideal for sharing.

Discover canyoning, paragliding or scuba diving. Go horse-riding, paintballing or zip-lining across the Cetina Canyon. With so much you can do, it’s worth planning ahead to get the most out of your Omiš experience. They’ll be exhausted, but in a good way.The zip-lines are a particularly exciting means of seeing the canyon. At 150m above ground, this adventure isn’t for the faint hearted, but it promises to be something you will remember forever. Children of 7 years or above can take part. The agency which organises these excursions will take you there and back and provide guides, who may accompany some children during their descent

Fancy something less full on? There are many lovely beaches, including Velika Plaza in central Omiš. This is a good family choice where there are activities like volleyball, cafés and lots of facilities – and at 800m long, there’s plenty of space too.Omiš is also good for eating out. The quality of restaurants is high, and you can find everything from pizza to seafood around the town. One spot particularly popular with kids is the Flintstones-themed restaurant, Kremenko. The theme may be quirky, but the food is excellent, so it’s a night out the whole family can enjoy, and worth the drive up into the mountains.

The town offers more  entertainment in the form of regular festivals. There are opportunities to soak up local culture during the Festival of Dalmatian Klapas and Summer Festival, while beach parties, food and music events mean there is always something happening.

Reviews

  • Beautiful scenic views and excellent Villa

    on 14/06/2023

A fantastic holiday in Croatia. My family stayed here at the end of May and our party size was 10 - the Villa was very spacious and very clean. It had everything we needed for our stay. The kids loved the pool and the hot tub. Everything was kept in great order.
The drive to the villa from Omis is up mountain roads, which can be a bit daunting at times, so bear this in mind when booking.

  • We will be back!
