A fully air-conditioned villa with stunning views across the Adriatic, Villa Zelimirka lies 2km from the beach and the centre of Omiš. With all the local amenities within easy reach, this 4-bedroom property can accommodate up to eight guests and features both a children’s playground and a beautiful outdoor pool.
You will appreciate the spacious sun terrace with its mountain backdrop and incredible ocean views. Here you can enjoy the Croatian climate to the full with a dining area and barbecue, and an array of sun loungers and parasols arranged around the heated 8.5m x 4m pool. In the evenings, it takes on a unique character, as darkness falls and the lights of Omiš and the island of Brač punctuate the skyline.
Inside you’ll find the comfortable living and dining room with seating area and satellite TV, and a kitchen equipped with essentials and time-savers from a microwave and fridge freezer to a dishwasher and coffee machine. Also on this level are a family bathroom and king-size bedroom.
Three of the bedrooms are downstairs with direct access to the terrace. One of these king-size bedrooms has an en-suite of its own, while the other two (a king-size and twin) share the use of a second family bathroom. With a TV, the twin room is ideal for children sharing. Upstairs, a grass plot with children’s playground will be another family favourite.
One of the most popular destinations on the coast, Omiš has it all, from the historic buildings of the Old Town to the high-energy escapades of the zip wire which propels you across the Cetina Canyon. It’s great for shopping, dining and sightseeing too, so, however, you want to spend your day, you will find something to suit.
It’s perfectly placed for taking a boat trip to the beautiful island of Brač too, or you could appreciate its sand and pebble beaches.

Location
About the surrounding area of Villa ZelimirkaA small harbour town on the Dalmatian Coast, Omiš sits at the mouth of the Cetina River. It has a long and rich history, with stories of the town’s notorious pirates running amok in the Middle Ages among those you are bound to discover.
In the 13th and 14th century, they were the most-feared in the Adriatic and used the river to make a quick getaway after attacking passing trade ships. In summer, Pirate Night tours are a popular attraction, telling tales of the pirates in a more family-friendly way.
Omiš is a pleasant place to spend your time with lovely beaches and a wealth of great restaurants and cafés. It’s visually impressive, with cliffs providing a backdrop to the Old Town, where you can find a Franciscan monastery and several old churches, in addition to the Mirabella fortress, dating from the 13th century. At the top of the mountain, there is also the Starigrad fortress – it’s quite a climb, but a rewarding one.
Olive groves and vineyards lend their magic to the beautiful areas which surround the town, and the Cetina gives you the opportunity to try out water-sports like rafting, canyoning and canoeing.
Omiš is something of a cultural hub too. The town hosts festivals celebrating music and theatre on a regular basis, with an annual highlight being the Festival of Dalmatian Klapas each summer. Split is also easily accessible from Omiš, around 25km away, so it’s easy to take a bus or mini-van to see the Diocletian Palace, the Cathedral of St Domnius or the town’s strangely unmissable frog museum.

The villa is lovely!
The villa is very lovely. Stunning views over Brac. Excellent quality fixture and fittings. Everything you could need provided - Towels (including pool towels), toiletries, washing and cleaning supplies. Generous welcome pack of fruit, cold meats, cheese, bread, oil, wine, beer, coffee etc The outside eating areas are lovely and pool is fabulous. Air conditioning very effective and available in all rooms - necessary as it can get very hot. WiFi strong upstairs and around pool, sometimes weak downstairs. We had been to Omis before so knew what to expect of the location. It’s definitely busy in July & August and needs some planning re reservations for outings, dinner, as well as patience with traffic and parking. Brzet beach is lovely, big enough to deal with summer crowds, and days or evenings around the Fortica beach bar area are very nice. Activities on the river are great, the zip lining is fab, and we also hired a boat and went out around the islands some days which was fabulous. I don’t think you could do without a car in this location. It’s about 3kms up the windy road to the villa (dodging many other holiday makers and locals in cars, on bikes & scooters and on foot). There is more direct walking trails and we walked them a few times but they are very steep and extremely rough - shale/dirt tracks not paved or lit - definitely need decent shoes & not ideal in the heat. All in all - highly recommend - especially if you are able to visit outside of peak summer period.

Amazing place!
Villa Zelimirka is an amazing place, with spectacular views. It’s even better than the pictures! Having a heated pool with a kids play area made a real difference to our party (four children under six) who were entertained for hours. We recommend using Chef Martin during you stay. His food was second to none and was a great host for the evening. We can’t wait to stay again!

Wonderful experience!
We had a wonderful holiday experience at Villa Zelimirka! The surroundings are spectacular and the villa really offers a lot with the heated pool, all things for the kids and everything you can imagine for a holiday home. The best equipped house we ever had. We had a very warm welcome on our arrival day with everything (food, drinks) already prepared for the first evening! Additionally a member of the family who owns the villa prepared a wonderful dinner for us on another evening! We definitely plan to come back and can really recommend this house.

Fantastic Villa!
A fantastic villa, ideal for our family of 9. The property is very new, ideally set out and decorated, with great outdoor space, bbq facilities and outdoor dining areas around a lovely pool. Petar was on hand when we arrived to show us around the house and the outdoor areas, returning silently each morning to clean the pool and remove the rubbish bags. The gym was an added bonus and ideal for those in the family wanting to stay fit or just to use the table tennis. The villa was further away from Split than we initially expected however this distance meant we had better views back over the city and the sea. A lovely villa which we highly recommend.
