A superb stone villa with impressive design and layout, Villa Ziva lies just a 20-minute drive from Omiš on Croatia’s Dalmatian Coast. Complete with an 11m x 4m heated pool, this villa makes for an idyllic getaway for up to eight guests.
Situated in the small village of Seoca, Villa Ziva enjoys peace and quiet while keeping all the activities and amenities of Omiš within reach. The outdoor space will tempt you with all you could ask for – as well as the pool, you have a shower, sun loungers and covered dining area with barbecue, summer kitchen and TV.
Near the pool, you also have a conveniently located children’s playground with a trampoline, swing, slide and playhouse. Additionally, there are lovely lawn areas with a hammock and outdoor seating, table tennis and a bocce court too.
The interiors are just as enticing, with your own wine cellar and tavern aa particular highlight. There is ample space to dine inside, looking out on the pool, and a fully equipped kitchen with large fridge freezer, microwave, dishwasher and Nespresso coffee machine. There’s lots of seating in the living area, which has TV, PlayStation and Wi-Fi – plus, the whole place is air conditioned.
The villa has four bedrooms, each one stylishly furnished with a queen-size bed, TV and an en suite bathroom with shower. One of the bedrooms is in a detached area on the ground floor, offering privacy and a view out to the pool and sun deck. The remaining bedrooms are on the first floor.
Villa Ziva enjoys a wonderful location, close to the southern foothills of Mount Mosor, and with restaurants and shops within around 5km. It’s an easy drive into Omiš with its lovely sand and pebble beaches and exciting water-sports scene based on the River Cetina.
Situated on a coastline packed with wonderful beaches in both directions, Omiš is a great base for exploring further, with the city of Split around 35 minutes’ drive west. Boat trips out to gorgeous islands like Brač and Šolta are also easy to find.

Location
About the surrounding area of Villa ZivaA small village of around 140 residents, Seoca lies around 20 minutes’ drive from the historic town of Omiš on the Dalmatian Coast of Croatia. Known for its stunning fortresses and pirate history, Omiš also offers wonderful beaches and a varied water-sports scene. Centred on the River Cetina, this is the place to try any number of high-energy activities – canyoning, rafting, canoeing and zip-lining across the canyon are all popular.
If you’re looking to laze around on a sandy beach, Omiš is ideal – the lengthy Velika Plaza is the natural choice for a beach day with the family. Pebble beaches Brzet and Slavinj are also a short walk away. You really are spoilt for choice along this coast – head west towards Split, or east towards Makarska, and you’ll find numerous beaches to stop at, including Dugi Rat, Jesenice and Baška Voda. If you fancy taking to the water, there are many more on the beautiful islands of Brač, Hvar and Šolta. Brač is only about 15km from Omiš, so it’s an easy excursion and well worth it.
Omiš’ 13th-century Mirabella fortress, and the 15th-century Starigrad, impress with stunning views as does the site of the Mila Gojsalič statue. Mila Gojsalič was famous Croatian folk heroine, sometimes referred to as the Croatian Joan of Arc. Located high in the hills, around 5km from the centre of town, this vantage point offers an amazing view over the canyon.
The town also goes big on its pirate history, which is the basis for all sorts of family attractions, including a pirate ship. Aside from this, you have plenty of places to enjoy a meal in the sun or perhaps a cocktail by the riverside. As its roughly midway between Split and Makarska, Omiš also makes a great base for visiting the larger cities.
To the west, Split has world-class landmarks like Diocletian’s Palace and the Cathedral of St Domnius, while upscale Makarska is the jewel of Makarska Riviera, known for its good nightlife and the fantastic hiking terrain of Mount Biokovo, which provides the town with its imposing backdrop.
As well as historic landmarks, Split also offers cultural activities, with venues such as the Croatian National Theatre, the Meštrović Gallery and the Split Gallery of Fine Arts all waiting for you. For the easy and glamourous life, head for the Riva waterfront or enjoy the café terraces of the city’s landmark squares. Marjan Forest Park is also close to the city centre, providing a fine place for a walk – when you make it to the top of the hill you’ll be rewarded by breath-taking views over the Adriatic.

The old town of Omis, with its narrow cobblestone streets and stone houses, is a place where history and culture converge. It’s a charming place to explore on foot and soak up the local way of life. There are a number of historic churches that you’ll come across while exploring - the Church of St. Michael, the Church of St. Peter, and the Church of St. Rocco, which all showcase intricate architectural details and a sense of reverence. The old town is also home to an abundance of restaurants, cafes, and local shops, it’s an excellent spot to savour authentic Croatian dishes and find unique souvenirs.
One of the most prominent historical attractions in the town is the Mirabella Fortress, often called Peovica. Perched high on a rocky outcrop, this fortress was built during the 13th century and was used as a hideout by the notorious Omis pirates who terrorised the Adriatic Sea. Today, visitors can climb up the steep path to the fortress and enjoy panoramic views of the town, the coast, and the surrounding landscapes.
Omis boasts a pristine stretch of coastline with a variety of beaches, each catering to different tastes. One of the most popular is the sandy beach at the mouth of the Cetina River, offering calm waters perfect for swimming and sunbathing. Adventurous spirits may prefer the pebbly beach of Brzet, known for its perfect conditions for windsurfing and kitesurfing. Just a short drive from Omis, there's the small village of Stanici, which is renowned for its unspoiled beaches and crystal-clear waters. Best Suited For: All AgesWhatever your kids are looking for, the coast of Croatia is sure to offer it. Omiš is a great place to start, with activities like hiking, cycling, rafting and canoeing just some of the things more adventurous young visitors could try. There are also opportunities to go horse-riding, paintballing, or zip-lining 150m above the Cetina Canyon. Children of 7 years or above can take part, with experienced guides on hand to accompany the youngest.
The 800m Velika Plaza is a great choice of beach, where there are cafés and lots of facilities. Relaxed Omiš is ideal for eating out together, with a variety of cuisines and settings. Offering great food in an unforgettable location, the Flintstones-themed restaurant, Kremenko – set high up in the mountains – is a good bet for younger kids.
If you travel a bit further, there is all sorts of other fun to be had. One of Croatia’s outdoor highlights, the Krka National Park is well worth the journey of about one hour from Seoca. With its famous seven waterfalls, this big park is a fantastic destination for nature lovers and active kids alike, offering cycling, swimming and a whole lot of walking.
Croatia’s second city, Split, can easily match Dubrovnik when it comes to family attractions. You’ll find an aquarium, a semi-submarine, Segway tours and a big indoor play centre at Poljud Stadium – and we haven’t even mentioned the vast Diocletian’s Palace. When it’s time for a break, there’s Znjan Beach, where paddle boats, trampolines and bouncy castles are sure to keep them amused, while Marjan Forest Park is another favourite.
While Split and Dubrovnik are the well-known cities, there are some other less famous gems not too far away. Šibenik is great for kids in summer, as it hosts the excellent International Children’s Festival, with all sorts of activities and entertainment from music and dance performances to children’s theatre. Šibenik is the home of the Solaris Aqua Park and the Aquarium Terrarium filled with colourful sea creatures. About one hour from Seoca, the city is not far south of Krka National Park.
On the other side of Split, beautiful Trogir is considered a more relaxed, less busy version of its famous neighbour. A lovely waterfront, historic sights like St Lawrence Cathedral and Kamerlengo Castle, and the chance to take cruises to the islands or the enchanting Blue Cave, offer plenty of reasons to pay it a visit.
