Overview
Villa Zoi can house eight guests and has four bedrooms, three bathrooms, a Jacuzzi, and a heated private pool. Your holiday home also includes a billiard table and table tennis.
The property’s outdoor space is splendid, offering a private heated swimming pool and hot tub (without chlorine), sun deck loungers for relaxation, reading, and conversation, and grass with a pond complete with fish. There is also a covered dining area that seats eight.
On the ground floor level, where you’ll find the pool, there’s a summer kitchen and dining area with a fridge, television, induction cooker, kettle and barbecue. The surrounding views offer a delightful distraction as you cook, languish and eat. There is also an air-conditioned space where you can play billiards and darts. You’ll also find some of the villa’s more practical features here: a shower, washing machine, dryer and facilities for ironing. The first bedroom is on this floor, with a king-sized bed, television and calming views of your lovely pool. The first floor has a parking area, living room, kitchen, dining area, family bathroom, and terrace. The second floor has three bedrooms, one with two single beds.
The property is perfectly suited for all needs. This is a wonderful place for families, extended families or couples looking for quality time together in glamorous paradise.
What you should know…
- To make the most of the area, a car is recommended. The price for serenity is that some things are a slight distance away.
- Do remember that English may not be widely spoken in the village. A phrasebook can help you communicate where needed.
- Some areas may keep to local time and not accept card. Keep some cash on you and remember to go with the pace of life.

About the surrounding area of Villa ZoiThis dashing villa can be found in the Omis hinterland, in a tiny village called Kucice, above the Cetina River canyon. It’s a quiet, calm area populated with natural beauty. A twenty-minute drive from Omis, you’ll find many restaurants, an open market and a mixture of pebble and sand beaches. What makes this area so ravishing is its untouched nature, preserved by the locals.
For those who want a tad more noise, Omis and Cetina River provide many activities for guests designed to get the adrenaline pumping, including zip-lining, rafting, canoeing, water sports, hiking and bike trails. You may be surprised that such swash-buckling adventure sits so closely to such serenity, but it’s definitely there should you seek it. You can also enjoy boat trips to the neighbouring island of Brac, another peaceful paradise worth exploring where you can learn to make and taste your olive oil and explore old ruins.

Best Suited For: All AgesVilla Zoi is ideal for families with children. With four bedrooms and three bathrooms, there’s plenty of family space. Children can enjoy the Jacuzzi, heated private pool and hot tub, which is chlorine-free. With sun deck loungers, you can relax whilst the kids play. A pond on the grounds contains fish and natural shade to shield the little ones. There’s an outdoor area where you can dine as a family, and you’ll still be able to keep an eye on your little ones if they head back to the pool immediately afterwards! The villa also has an air-conditioned space, which includes a billiards table, darts, and a mini-aquarium, complete with native fish and sofas for relaxation.
The surrounding area is lush and peaceful, and for convenience, you’ll need a car to take you to Omis, where you’ll find the heart of the area, which is booming with restaurants, an open market, and beaches. If your kids aren’t the quiet type, there’s plenty of adventure to be had. Such activities include zip-lining, rafting, canoeing, water sports, biking and hiking – great ways to challenge your children and connect them with their courage. Parents may also wish to have a go too.

Brilliant!
A nice private villa in the mountains with everything you need for a dream vacation with the kids! Decorated pool, hot tub, pool table, ping pong table and 2 kitchens. Very friendly owners!

Fabulous!
We had a thoroughly fabulous week at the stunning Villa Zoi and would highly recommend it. The hosts were extremely thoughtful and generous and the villa was gleaming on arrival. Our teenagers loved the extra facilities such as the hot tub, pool table and gym equipment. Beautiful location only 15 minutes

Absolute dream!
This villa is an absolute dream! We were there with 4 adults and 2 children on vacation and there would have been more space for a couple or 2 more children. So there is enough space, so that you wouldn't stand on your feet even in a 4-week stay. Visually, the photos of the villa hardly do it justice. It is just much nicer and also very clean! In addition, everything you need is really there - even in the kitchen! What we really liked, especially in the summer holidays with the temperatures, was that the house is air-conditioned. In addition, it is beautifully located. Quiet and yet everything you need can be reached in a few minutes by car: supermarkets and the beautiful city center of Omis with many very good restaurants, the beautiful old town with many opportunities for shopping and the beach.
