Set in a private and lush family estate featuring the guests' villa and a 13th-century fortress next to it, Bastide des Remparts is a unique and historical home in a privileged position on the French Riviera with wonderful views over the ancient trees stretching down towards the sea and just half an hour from Nice (and only 15min from Nice airport).

A lush and peaceful paradise, the family 8.5 hectare estate is one of the Côte d’Azur’s oldest and most beautiful properties, surrounded by captivating landscapes and glorious gardens were you can get lost for hours discovering it's hundreds of palm trees, ancient olive trees and colourful flowers.

The bastide dates back to 1836 and enjoys a spectacular hilltop location where you can look out towards the Mediterranean as far as Cap d’Antibes and Cap Ferrat. Inside you will find an elegant home which has been beautifully refurbished to provide seven delightful bedrooms, decorated and furnished with refined taste and character throughout. Downstairs the living and dining rooms have French doors opening up to Provençal gardens and there are wonderful spaces to relax outside including a truly remarkable al-fresco dining area where you can feast with family and friends in the shade of a 250-year old oak tree.

Follow the path through the gardens down to the inviting, large swimming pool where you can cool off from the warm summer sun or laze on the poolside terrace and pool house with mesmerising views of the surrounding gardens and sea.   

Guests will be welcomed with a complimentary case of Crus Classés wine. You may also arrange a private tour of the estate's 13th century fortress and gardens whilst special drink receptions or dinners can be set up on the ramparts for a memorable event. You have full access to the château’s gardens and the ramparts, which is just a 1-minute walk from the villa.

The estate is part of a charming hilltop village, Villeneuve Loubet, where you will find flower filled lanes, restaurants, a bakery and a butcher as well as a Provençal market twice a week. From the estate’s gate you can follow a 3km path down the hill through the woods to reach the beaches of Villeneuve Loubet and a seaside resort with family-friendly activities, restaurants, watersports and a marina.

Set between Cannes and Nice, the entire Côte d’Azur can be reached such as the seaside towns of nearby Cagnes-sur-Mer and Antibes as well as hillside villages including artistic St Paul de Vence and Grasse, known for its perfume heritage and fields of lavender amongst olive groves and vineyards. Heading further towards the rugged interiors will bring you the Gorges du Loup where you can swim from the rocks or head to Gourdon for spectacular views of the French Riviera.

What you should know…

  • The English-speaking gardener (and his well-behaved dogs) lives on the estate and he will welcome you on arrival. The dogs can be kept in a fenced field if required by guests (on request). 
  • A weekly tour of the château, ramparts and garden is offered by the Tourist Office to visitors to the region but they use a separate entrance and will not be shown the area near the villa or the swimming pool.
  • Wi-Fi is only available in the ground floor living room.
  • Due to the delicate nature of the first floor rooms these are adult only rooms and children are only permitted in the ground floor rooms.

Bastide des Remparts is set in 8.5 hectares of enclosed parkland and grounds featuring a 13th century medieval fortress/château, private tours are available on request. Guests have access to the ramparts, the château gardens as well as the estate’s grounds featuring palm trees, old olives and oak trees as well as flower beds and pretty walking paths.

The estate is in the hilltop village of Villeneuve Loubet, with steep, Provençal lanes filled with flowers and a beautiful 19th century church. Enjoy dining in an authentic restaurant, pick up delicacies in the bakery, butchers or grocery store and there is a lovely market on a Wednesday and Saturday morning, as well as a Brocante (antiques and flea market) closer to the coast on some Sundays.

From the edge of the estate there is a 3km walking path through the forests and down the hill to take you to the beaches and family-friendly activities of Villeneuve Loubet seaside resort. Along this lively coastline you will find 4km of pebbly and sandy beaches with the blue-flag status as well as watersports including kayaks, canoes, jet-ski, parasailing, windsurfing, yachting and diving. You will also find boat hire by the Marina Baie des Anges (5km) with its striking and rather quirky late 20th century architecture.

On Villeneuve-Loubet grounds, there are two Go-Ape adventure parks with activities for all ages, including France’s longest zipline (331m). for families (aged 8+). The village contains a wide range of other sport activities such as tennis courts, bike-hire (with marked circuits between the village, beach and beyond), urban soccer, golf practice and horse-riding.

Within a short drive horse-racing lovers can watch day and night races at Cagnes-sur-Mer racecourse, facing the sea.

Guests who love golf will appreciate the courses across the Cote d’Azur from nearby Golf de Biot (10km) to Royal Mougins Golf Resort (25km) within half an hour, amongst many others.

Set between Cannes and Nice, this is a prime location for exploring the French Riviera, both along the coast and inland. The seaside resorts of Cagnes-sur-Mer (4km) and Antibes (12km) offer wonderful beaches, more watersports, water parks (Marineland) and other family-friendly activities as well as historic and interesting old towns. When in Antibes, don’t miss some of the chic bars and fashionable nightclubs in Juan-les-Pins just to the south whilst keen walkers should follow the path to the beautiful Cap d'Antibes with tremendous views.

Inland, you can discover idyllic Provençal villages such as St Paul de Vence (6km), known for its strong connections to art featuring the Fondation Maeght, Biot (10km), Mougins (21km) and Èze (25km) with its amazing sea-views. Not forgetting wonderful Grasse (22km) with its perfume heritage and vivid fields of lavender with a stunning backdrop of hills, vineyards and olive groves.

The stylish and chic city of Cannes is around 23km away, where you can wander down La Croisette, the glamour-drenched promenade and beautiful Nice (15km) is also a short drive where you can explore the maze of narrow streets in the old town and discover the amazing market. A little further in Villefranche-sur-Mer (22km) you can walk up to the stunning Saint Jean Cap Ferrat peninsula, an unmissable day out.

If you wish to head inland to the rugged interior of the Alpes-Maritimes head to Gourdon (26km) where you can enjoy amazing views of the French Riviera or swim from the rocks in Gorges du Loup (18km).

Around 4km from the hilltop village is the seaside resort of Villeneuve Loubet. Along this lively coastline you will find 4km of pebbly and sandy beaches with the blue-flag status, family-friendly activities as well as watersports including kayaks, canoes, jet-ski, parasailing, windsurfing, yachting and diving.

Nearby in Antibes there is a wealth of watersports, boat trips as well as wonderful beaches. Go kayaking or canoeing in the calm Mediterranean seas or enjoy trying the thrill of canyoning.

The most adventurous may also enjoy go-karting and paintballing at Plateau de la Saree near Grasse. Not forgetting some wonderful nature reserves and parks in the region such as Gorges du Loup with its spectacular waterfalls where you can swim from the rocks.

Security deposit €3000 paid via bank transfer to the owner one month before arrival and refunded two weeks after departure, subject to full inspection.

  • A trip of a lifetime

    Our group consisted of two families, eleven people total. The four parents are in their 50's and 60's and the seven adult children are aged 23 to 28. The Bastide Des Remparts was the perfect size and configuration for our group.
    From the moment we arrived from the Nice airport, which is a quick 20-minute ride, we felt at home. We immediately knew that we would have a week of rest and relaxation.
    Each day we ventured out, via train or uber, to the surrounding towns along the Mediterranean. Nearby towns are full of beautiful sites and scenery and wonderful restaurants.
    With the help of the villa's owner, we scheduled a bike tour of Nice, a day of boating out of Antibes, and a private chef at the villa. We enjoyed evenings of wine and cheese and charcuterie in the indoor and outdoor seating area and by the pool. The owner of the villa provided a tour of the fortress which was fabulous.
    The grounds around the villa are something to behold. We only wish we had more time to explore. Our week there went by in a flash.
    We all agreed that this was a trip of a lifetime, and we cannot wait to return.

    Bastide Des Remparts made for a very special family gathering.

    When we decided upon the South of France to help celebrate our parents' 60th anniversary, we could not have picked a better home base than Bastide Des Remparts. There were three generations of us, and there was something for everyone.

    The grounds were fabulous. From pool days, to evening drinks on the castle wall, to dinners under the tree, we made full use of the grounds and their ambience. We also very much enjoyed the lovely medieval town below. The streets were beautiful to walk and the stores picturesque and welcoming.

    The host family and staff were extremely gracious. I highly recommend an accompanied tour of the grounds in order to learn their great history, and be sure to plan at least one dinner evening out behind the house. You will not be disappointed.

    The location made easy day trips to Antibes, Monaco and Nice. There were so many things to do, we simply couldn't fit them all in. If you are looking for a memorable trip for your entire family, you wouldn't be hard pressed to do better than stay at Bastide Des Ramparts.

  • Beautiful, authentic and unique

    We were 2 families staying for a week. The house is amazing - beautiful art, historic settings and a very beautiful garden/park to lose yourself in. The bastide itself is just next door and is a world unto itself. Try morning coffee or pre dinner drinks on top of the bastide walls for a very special experience. Also, the quaint village is 5 minutes away - check out the museum and cosy eateries. You will not want to ever leave again.

    The owners will make sure you have a fantastic stay.

    How magical and unexpected to find ourselves in this soulful unique fort for a week. Being able to enjoy the Mediterranean park and the fort rampart and surroundings made our stay wonderful. The fort private villa is french stylish yet soulful and homy. Very well arranged to host many people and enjoy various set ups each day. From dinner under the oak tree to decadent old fashion picnic on the fort rampart or chill BBQ near the beautiful pool! what a blast we had! Special thanks to the house manager who was always available and willing to help, full of great suggestions yet very discreet and efficient, it felt like having a private concierge. We hope to come back one day.

    Arriving at the villa literally felt like stepping into heaven. My family and I went for a two-week stay past June. We had the perfect environment: sunny, breezy & surrounded by the smell of rosemary and jasmines. The house is large, comfortable & has all the appliances and comforts you might need to enjoy a wonderful and relaxing stay in Provence. Homy yet elegant decor, the house is very comfortable but we specially appreciated the various outdoor spots to enjoy sun or shade all around the fort and in the garden. The superb pool still was the main hanging out spot, especially with the pool house allowing to have meals there. The polygons rivera mall , which is a short 8 minutes away allows all the shopping and supermarket options necessary. (as well as a wonderful, enormous, shopping selection and a casino for players ). We appreciated the natural air circulation in the house and rooms, which almost made the air-con un-necessary! 100% recommended. Will definitely return.

    Villa location just on the first hills outside of the craziness of the seaside was lovely. The views around the park, on the sea and on the medieval fort made it so unique and magical both day and night were wonderful. Accommodations were good, very typical french decoration lovely suites and air-con in our bedroom was a great touch. We loved the pool and used it all day every day as it was such a relaxing and nature embracing spot, and its lighted set up at night was beautiful. The al fresco dining area under the old oak tree was a very unique and lovely experience. We enjoyed being able to BBQ and have dinner in various locations around the villa and fort everyday. Very relaxing. All our friends had a great time and I would definitely recommend this villa vacation to further friends.
