Close to Cannes and the hilltop village of Mougins, this fine family villa is perfect for relaxing holidays on the French Riviera with its fantastic features, gorgeous swimming pool and terraces.

Newly renovated Villa Lys sleeps up to 10 guests across its four air-conditioned bedrooms, including a master double upstairs with a balcony and en suite jacuzzi bathroom. There’s a vast amount of space across the interior-designed open-plan living and dining room with doors sliding open to the covered dining terrace and swimming pool. The elegant kitchen features Smeg appliances, a wine fridge and ice-maker. We also love the desk area at the other end of the villa which opens to an outdoor lounge and firepit (for winter stays).

Heading down to the basement, guests of all ages will appreciate the table tennis and the stylish cinema room whilst there is state-of-the-art gym equipment in the converted garage. That said, no doubt most of your time will surely be spent outside on one of the attractive terraces, lazing in the good-sized swimming pool or relaxing in the heated jacuzzi. Palm and olive trees are dotted across the south-facing garden and youngsters can play on the trampoline just beyond the shaded outdoor kitchen.

In a residential setting around 10km from Cannes, you can stroll to one of two bakeries in the nearby area whilst the restaurants and amenities of charming Mouans-Sartoux can be reached within a very short drive. Experience the art galleries and gastronomic restaurants of nearby Mougins, one of the French Riviera’s most loved hilltop villages, and head to the Provençal Friday morning market in historic Valbonne, close to the natural beauty of the Valmasque forest.

Spend time on the palm-fringed beaches in and around Cannes, visit its vibrant Marché Forville, soak up the glamour of Cannes’ restaurants, bars and boutiques and take a boat excursion along the Côte d'Azur. Discover the historic charm of Antibes, dine in a beachside restaurant in Juan-les-Pins or even venture as far as Nice or Monaco. In the other direction is the idyllic coastline of Théoule-sur-Mer backed by the Estérel massif, yet another highlight of this wonderful part of southern France.

Villa Lys is in a residential area 10km from Cannes, just west of the charming hilltop village of Mougins. This is a great location for visiting the French Riviera and its hinterland.

There are two bakeries within a short distance (300m and 700m) and you can also walk to a pharmacy, fromagerie, wine shop, butchers and fishmongers. A little local restaurant attached to one of the bakeries is also within walking distance. There is a choice of supermarkets within a 5-minute drive. Further amenities and restaurants can be found in and around Mouans-Sartoux (3km), a pleasant village with a historic centre and a train station. 

Hilltop Mougins (5km) is a beautiful village with flower-filled lanes, gastronomic restaurants and little art galleries – the village has inspired many artists and writers over the years including Picasso. It’s one of the region’s most loved villages and it is surrounded by the natural beauty of the Valmasque forest, perfect for family walks and longer hikes.

Head towards the coast and spend time in Cannes (10km) whether pottering around boutiques, exploring the traditional old quarter, soaking up the ambience of the bustling market or admiring mega-yachts by the marina. There is a good choice of seasonal watersports in and around the palm-fringed beaches of Cannes alongside boat trips along the Côte d'Azur and across to the tranquil Lérins Islands.

Juan-les-Pins (17km) is a chic seaside town loved by Parisians in the summer. Enjoy lunch out in one of the beachside restaurants then partake in more water-based activities and boat excursions. Take time to appreciate the historic charm of Antibes (20km) with its warren of medieval lanes.

Continue onwards towards the wonderful city of Nice (35km), gorgeous Villefranche-sur-Mer (44km), the beautiful beaches of Beaulieu-sur-Mer (45km) or even as far as Monaco, around an hour away by car. In the other direction, the idyllic coastline around Théoule-sur-Mer (24km) is worth discovering with pretty bays and incredible hiking opportunities, backed by the Estérel massif.

Heading inland, experience the Friday morning market in the historic town of Valbonne (10km), visit the perfume studios of Grasse (12km) and experience the stunning surroundings of Lac de Saint-Cassien (40km), perhaps combined with a trip to one of the picture-perfect villages in the Pays de Fayence (including Seillans, one of France’s ‘Plus Beaux Villages').

At the end of a busy day there’s a vast choice of restaurants to suit every taste and budget from authentic bistros spilling out on to the street to Michelin starred establishments.

Soak up the historic side of Cannes as you explore Le Suquet quarter’s medieval lanes passing little shops, atmospheric restaurants, flower-filled balconies and old fishermen’s houses. Climb to the top of the hill by Église Notre-Dame d'Espérance for stunning views of the harbour, followed by a visit to Château de la Castre and its popular museum. This part of Cannes is also home to the colourful Marché Forville showcasing the very best gourmet delights of Cannes and beyond.  

Escape the crowds as you venture to Croix Des Gardes natural park with forest walking routes, botanical plants and glorious views across to the Lérins Islands. Look out for some fantastic boat trips from Cannes’ marina from whale and dolphin-watching excursions to family adventures on board a chartered yacht, sight-seeing ferries and romantic sun-set cruises.  

Beyond the city centre, visit the ceramic studios and National Picasso Museum in Vallauris, follow Picasso’s footsteps in the enchanting hilltop village of Mougins (loved for its galleries and gastronomy) and appreciate the artistic vibe of Biot with beautiful views of the French Riviera. Chic Juan-les-Pins, so loved by Parisians in the summer, is home to beachside restaurants and more watersports whilst keen walkers will adore the incredible coastal trail around Cap d’Antibes.

Families are welcomed at Villa Lys. The owner can provide books and games and there is a trampoline in the garden. Guests of all ages will love the cinema room in the basement and there table tennis in the converted garage.

It is great having useful amenities within walking distance including two bakeries, whilst Mouans-Sartoux is only 3km by car with its attractive historic centre. On the outskirts of Mouans-Sartoux you will find a trampoline centre, cinema, a small bowling alley and bouldering gym.   

Enjoy some lovely walks through the Valmasque forest with woodland trails, picnic tables and play areas. A little further afield, Lac de Saint-Cassien (40km) is a fantastic place for seasonal water-based activities, hiking, horse-riding, mountain biking and more.

Meanwhile, there are plenty of watersport opportunities along the beaches in and around Cannes, Juan-les-Pins and beyond. Just north of Antibes, discover a wealth of family attractions including Marineland, Antibes Land Park, Pirate’s Island and mini-golf.

Must do? 
There is so much to do in the area. Visit hundreds of little villages from the coast to the mountains. Go to local markets held in different villages on different days. Go to tons of different beaches from beach clubs to deserted more natural beaches. Go visit lakes in land. Amazing shopping in different towns from big to small villages to towns. Loads of art galleries to be visited in little medieval villages. So many photos to take. Make sure you sit like the French and go for aperitif and watch the world go by. Research which village is having a village party and join.

Must eat?
Where to start! You have to eat your way through the area. Try out as many bakeries as possible to hunt for the best croissant and best baguette as a personal challenge! Lazy lunches out with great brasseries and eat fresh local produce from the plat du jour. Great fish dishes. Amazing French deserts. You will find anything you want from top upscale Michelin restaurants to cosy small family run brasseries or trendy cafes, wine bars and more.

Must see?
Every village all the way from Théoule-sur-Mer to Sanremo in Italy on the coast. And also must not forget inland villages and sights and attractions  all the way to the mountains which you can ski in in winter.

Mougins, Menton, Grasse, Cannes, Juan-Les-Pins, St Paul de Vence, Monaco are just some of the places to visit and have an amazing time.

What insider tip would you pass on about the property or the area?

In winter you can access the mountains very easily with 1.5 hours drive and go skiing! Order in restaurants the plat du jour if that is on offer as all the locals do this. In the villa, sit outside at dusk with your aperitif and enjoy looking at the swallows swoop around.

There is also an amazing little pizza hut 2 minutes drive from villa that you can order over the phone and then go to pick up.

Another tip: there is another little boulangerie that is run by a lovely French couple that bakes the best baguettes and croissants- they come out of the oven right in front of you and are fresh and very hot! Please note they are closed on Mondays.

But then guests can walk to the other boulangerie which is even closer – approximately 3 minutes on foot!

    Having been fortunate enough to stay in your fabulous villa for a week in August, 2023 I cannot recommend it highly enough.
    It goes above and beyond all expectations in size, spaciousness, décor, luxury, practicality and amenities.
    The layout is superb and you have thought of absolutely everything, including the heated pool, jacuzzi, outdoor heated shower and magnificent patios with sunbathing, lounging and dining areas as well as the outdoor kitchen, not to mention the luxurious cinema room, gym, spa and recreational area and I loved the bright, modern kitchen with loads of seating and view of the pool with its atmospheric lighting.
    My family and I just wish we could have stayed there all summer and would love to return and explore the surrounding area with everything it has to offer.

    Fantastic villa! We have now stayed twice at this beautifully and thoughtfully designed home. It is well located and convenient but also very private. The facilities are complete with a pool, hot tub, jaccuzzi, sauna, gym cinema room. Great for children and adults. Airy spacious rooms with clean decor. Lovely place to be based for exploring the region or going into Cannes and other local beaches. Highly recommended.

    Beautiful paradise for anyone who wishes a pleasant stay with everything for everyone. From a perfect temperature regulated hot-tub, a good sized pool, a trampoline and nice garden areas to a grill, fire-pit, a calming coloured movie room and a very well equipped gym, your stay here is going to make you want to get your camera out and snap shots of the coloured lights that illuminate this magnificent house during the evening and the clear stared skies that you cam enjoy during summer from the pool beds. Your stay is guaranteed to be a peaceful one since the area is very quiet and has easy access to shops, beach, restaurants that will suit everyone’s taste. Would go back anytime I get a chance.

    Breathtaking beautiful property. Quite large and accommodating space, design is quite stunning. Love all the features - gym, games for children, private movie room, sun all day on the pool, outdoor kitchen with lighting. Ideal family and friends property. If you’re lucky there are fresh pomegranates on the tree. Very easy to get around to nearby towns. Walking distance to two bakeries with most incredible pastries. Will return definitely

    Nested in the lovely village feel villas, our Villa proved to be the perfect summer retreat for my family of four. From the moment we arrived, we loved the villa's charm, blending modern amenities with rustic South of France character.

    The villa's expansive open-plan living area, flooded with natural light, provided a welcoming hub for our family gatherings. We spent most evenings unwinding in the plush sofas, enjoying each other's company and savouring the breathtaking view of the pool and expansive garden.

    When the sun beckoned, we relished in the refreshing waters of the sparkling swimming pool and hot tub! The late evenings hot tub offered a tranquil escape, where we could soak away our worries and rejuvenate our spirits whilst gazing to the havens and watching the planes and satellites float by!

    The villa's well-equipped kitchen became a culinary haven, where we delighted in preparing and sharing delicious meals. The ample parking space accommodated our car under the covered parking.

    While the villa's interior surpassed our expectations, the garden, though well-maintained, could have benefited from a touch of refinement.

    Overall, our stay at the villa exceeded our expectations, providing us with an unforgettable family holiday. The villa's spacious accommodations, modern amenities, and serene setting made it an ideal escape from the hustle and bustle of everyday life.
