This spacious and comfortable family home set in a quiet, leafy area in Saint Paul comprises a main home and a charming independent cottage and is just made for memorable holidays in one of France’s most desirable locations.

Sitting beside a forest and on 5000 square metres of grounds filled with fruit trees, palm trees and flowers, Le Mas de Saint Paul feels more like a private estate than a villa.

The magical old town of Saint-Paul-de-Vence is close by, as well as the famous Fondation Maeght Museuem. After a visit of the museum, stop for lunch in the restaurant next door, then make your way back to your villa for an afternoon of tennis, boules, swimming in the pool or lazing about on one of the terraces.

Choosing what to do in the evening will not be easy. There are several famous Michelin star restaurants just a 5-minute drive away.

However, staying at the villa will also be just as tempting, as it offers a well-equipped kitchen, a large gas barbecue perfect for cooking for several people and plenty of outdoor terraces and space for dining and mingling with friends and family.

Even the tennis court and swimming pool are lit for most of the evening and the charming boules court has seating and a coffee table.

As Le Mas de Saint Paul is a real family home, the owners have thought of almost everything, including providing tennis and boules equipment, hairdryers, an English house manual and even a local English-speaking contact to come and check on the villa when required. The concierge service is perfect for organising extra services as well as unique and memorable outings and guests have loved this service.

There is also heating and fireplaces for cosy winter getaways and with Nice only a 25-minute drive away, everything is perfect for holidays at any time of the year.

The property sits in a beautiful 5,000 m2 garden in a quiet leafy area, only 5 minutes drive from the gorgeous village of St Paul de Vence. 

There are several Michelin star restaurants within a short drive: La Colombe d'Or and Alain Lorca (both in Saint Paul de Vence), Hotel Cap du Eden Roc (in Cap d'Antibes), to name just a few.

The world renowned Fondation Maeght Museum is only a 5-minute drive away and next to the museum is a small restaurant with a bakery (open in the summer months) where you can buy your morning baguette.

Security deposit €1000 charged to client’s credit card before arrival and refunded two weeks after departure, subject to full inspection.
Arrival time After 4.00 pm.
Departure time Before 10.00 a.m.
Changeover day Saturday. All other changeover days on request.
Minimum stay 7 nights. All other durations on request.
End of stay cleaning included? Yes. However, guests are required to leave the accommodation clean, tidy and in the same condition as on their arrival. Any extra cleaning, laundry, maintenance and/or rubbish disposal required will be charged against the security deposit.

Other Ts and Cs The caretaker who speaks English lives close to Saint Paul. She pays weekly visits to the property and is available for guests' queries as well as for check-in/out.

How long have you owned the property?

We have owned the property since 2011. The original property dates back to 1923. We fully restored it in 2012.

What was it about the property that you first fell in love with?

We first fell in love with the spacious garden area with its beautiful palm trees and colourful flowers. We adored the fact that there were so many quiet seating areas in the garden where you could sit and read or take a drink. We also fell in love with the Provençal style of the house interior, which we found extremely charming and authentic.

Are there any interesting stories in its history?

We were informed that the previous owners of the property were from an old German aristocratic family.

Have you ever had any famous guests staying?

We recently had a group of well-known French Film Directors stay at the property during the Cannes Film Festival. Moreover, an episode of a popular French TV series was shot at our home and around the pool!

Must do?

We would recommend guests to visit the Villa Ephrussi de Rothschild, in Saint Jean Cap Ferrat. This villa dating back to 1912, was owned by the Rothschild banking family. The villa has nine magnificent gardens each with a different theme. It is approximately a 40-minute drive from the house. There are several good restaurants close by in the charming port area, as well as a fantastic hiking trail.

Must eat?

We would highly recommend in the old town of Saint Paul de Vence, the best restaurant to eat at is Le Tilleul. It has excellent local Provençal food which is reasonably priced. They have a vast outdoor seating area that makes it perfect for large groups, under the beautiful and huge Tilleul tree. Additionally, the restaurant has lovely views of the surrounding mountain top villas. This restaurant is a 10-minute drive from the house, we advise that you park in the underground parking area for St Paul De Vence old town.

For Michelin star fine dining, we would recommend Allain Llorca restaurant. It has spectacular views of the old town of St Paul de Vence. Very fine Provençal local food created by the renowned French chef Allain Llorca. The restaurant can also accommodate very large groups. It is located only 5mins drive from the house and offers valet parking.

Must see?

It’s definitely a must, to see the small medieval village of Gourdon. It is said to be one of the most beautiful villages in all of France. Queen Victoria of England visited there in 1891. Additionally, some scenes from the 2012 Les Misérables movie were filmed in Gourdon. As it is on a hill you have breath-taking views of the entire Cote D’Azur from the village. Gourdon is a 50-minute scenic drive from the house.

What insider tip would you pass on about the property or the area?

As an insider tip on the property we would recommend guests to sample the fruits in the garden. The lemons and oranges on our trees are all edible and organic. During September, we would recommend that the guests try the wonderful figs from our fig tree hidden by the corner of the Tennis Court.

As an insider tip for the local area, we would recommend that when eating at local restaurants for lunch, guests take the Plat Du Jour (the Dish of the Day). This is always fresh, inexpensive food that is usually served quickest.

  • Beautiful house for large families!

    Le Mas de Saint Paul is a beautiful house with plenty of space for large families. We visited Eze, Nice, Antibes and took a very good tour in a mini moke of the Cote D’Azur. We had an electric car and we were able to charge it at the Tesla charging points outside the large shopping mall Polygone Riviera. Ate at Le Tilleul twice. It is a lovely restaurant especially at night. We made use of the tennis court and the table tennis table. The swimming pool was lovely too with a shallow end for the children aged 8, 6 and 3 but it was a huge disappointment to us that the water was very cold and we were only able to use it on two days out of seven. We informed Flavio of this and he said that because it had rained the water temperature must be 26 degrees and that he would raise it to 29 degrees on Wednesday but by Friday the water had not heated up at all and we left on Saturday.

    Excellent Villa ……tennis, badminton, boules and swimming pool superb. Large but secure grounds for the six children to explore. Secluded one bedroom cottage for grandma and papa to retreat in the evening with a sneaky bottle of wine.

    My wife, children, grandson and I have just returned from an exceptionally enjoyable week staying at Le Mas de St Paul. I am sure I do not have to tell you what a wonderful property it is - from the spacious rooms, beautiful swimming pool, to the outside areas and tennis court. It was perfect for our first family holiday together post COVID. Even though some of us had to work, any fears about poor internet or air conditioining were immediately dismissed. Many compliments for ensuring that everything was well organised and running smoothly. We are home now, somewhat sad but with extremely happy memories. So much so, we very much hope will will be able to come back again before too long.

    The villa was superb, and thee House Manager and his wife were both charming and helpful. The grounds are lovely. We greatly enjoyed our stay. The villa and extra bedroom are very well equipped and very comfortable. The House Manager went out of his way to help and we are very grateful to him.

    Beautiful house, stunning location. We were a large family group with mixed ages from 6 months+ and found plenty to do for all ages and enough space to disappear and find peace and quiet if needed. Flavio (House Manager) and his team could not have been more helpful! Perfect support during the entire week. I have already recommended to a number of friends and colleagues.

    We thought the Mas de St Paul was lovely. It was perfect for our needs and well situated understanding that a car is essential. The layout of the bedrooms worked very well for our group of 13 and the tennis court was a real bonus. We played lots and the new surface is great. The pool was also perfect with a good shallow end for the younger children. The outside spaces were lovely with good sunshades, a great BBQ and plenty of seating. Inside was very spacious and well furnished. We went to Antibes, Saint Paul de Vence, Monaco and Nice. I have visited the Côte d’Azur many times but have not really explored Nice or Monaco for years and we all loved both. In short, this was one of the best family holidays we have had in ages and we fell in love with a new part of the South of France having not visited for a few years.

    It is lovely, the grounds are gorgeous, very well tended, and the swimming pool with its three levels perfectly suited a party of people aged from 9 months to 72. We really felt we would have liked to stay on a few days. We did not use the guest house as the house roomed us all. Lovely kitchen, nice décor, beautiful bedrooms, balconies etc. I wish to reiterate that we had a lovely time and think the house is fantastic.

    We were an extended family of 10 who spent an idyllic week in August at this beautiful property. Le Mas de Saint Paul was everything that the property description said it would be -bright, spacious, comfortable and well appointed, with a beautiful pool, tennis court and grounds as well as a number of different outdoor living areas. We made use of every nook and cranny! The bathrooms and kitchens are renovated and everybody was comfortable. We didn't even use all of the bedrooms!

    The owners clearly do their best to make visitors comfortable by leaving helpful tips, tennis rackets, beach towels, and other similar conveniences.

    The location cannot be beat. It is a short walk to St. Paul de Vence and the Maeght Foundation, and an easy drive to beautiful hillside villages or to the beaches on the coast. And the house itself is on a large enough property and far enough from the main road that when you are here you feel like you are in a private and secluded space.

    This property met all of our expectations in every way. We highly recommend it. Thank you Anabel!

  • Quiet & Private, Perfect for all!

    We rented this property for 3 weeks in August. We were a large group, with three generations of my family . We wanted a place that was spacious, private and well suited for all of us including 3 children . My in-laws stayed in the small independent guest house while myself and my husband and the rest of the family stayed in the main house.
    The house is even more beautiful and much larger than in the photos. It's very quiet and private property. The kids loved the tennis court and the pool area. There were so many secluded seating areas around the property, perfect for having a drink while reading.
    We were greeted by the property manager Flavio who gave us useful tips on day trips to take close by. He also brought us tomatoes and peppers from his own vegetable garden and a bottle of local wine to welcome us! We will definitely be booking the property again.

    We stayed at this property for one week during Easter. We were two families from England.
    The weather during the day was gorgeous so we spent a lot of time outdoors. In the night it got a bit cooler so we tried out the wood fireplace which really gave a cosy atmosphere. The property manager Flavio was very helpful and was constantly available on call whenever we needed him. We thoroughly enjoyed our stay and are seriously thinking of renting it out as a wedding venue for one of our grown daughters who is getting married next year.
