Dine under the chandeliers with a picture-book view of Arezzo through the windows and then retire to the beautiful living room whilst kids play with the games in the library upstairs. Long, lazy days can be spent in the gardens whether relaxing on the sun-loungers by the swimming pool or playing football, badminton, table tennis… the list goes on. Dip into the swimming pool with magical views ahead of you or relax in the hot tub where you can gaze towards the majestic mountains. The poolside gazebo is also a special place where you can gather with your loved ones, cook pizzas in the wood-burning oven, drink Chianti from the Colli Aretini vineyards and listen to music or just chat on the sofas by the fire as the evening draws to a close.
Despite the rural setting, the historic city of Arezzo is just a 15-minute drive away where you can explore the beautiful lanes and stunning piazzas featured in Robert Begnini’s famous film ‘Life is Beautiful’. About the surrounding area of Villa CognaiaSet on a hill with breathtaking views towards Arezzo, surrounded by three hectares of gardens and woodland, Villa Cognaia enjoys an enviable location in eastern Tuscany near some of the region’s most beautiful landscapes and villages.
The stunning city of Arezzo (6km) is just a 15-minute drive away with its amazing historic centre and wonderful restaurants. Start at Piazza Grande, surrounded by palaces and towers, where an antiques market is hosted on the first Sunday of each month and you may even be fortunate enough to watch re-enactments of medieval jousting in June or September. Explore the town’s amazing churches, its handsome Duomo and admire the frescoes of Renaissance artist Piero della Francesca in the Basilica di San Francesco. Discover authentic osterias and wine bars or dine in more upmarket restaurants and enjoy traditional regional fare such as pappa al pomodoro, porchetta and truffles served with good wine from the Chianti Colli Aretini vineyards.
Near the border of Tuscany, Umbria and Marche and surrounded by various valleys, the Arezzo region is full of diverse natural landscapes, enchanting villages and amazing food and wine. Start by heading to the Casentino valley where there are some wonderful hikes through the dense woodland or you can visit some of the fascinating medieval castles of this area.
The beautiful natural landscapes of Val Tiberina are also waiting to be discovered where you can seek out ancient monasteries and churches or visit the famous villages of Sansepolcro (38km) and Caprese Michelangelo (40km, the birthplace of Michelangelo).
Finally, the Val di Chiana, with its Etruscan tombs and sublime walking and cycling trails, also has many idyllic villages to discover such as Civitella (20km), Monte San Savino (25km) and Gargonza (32km). One of the most famous towns here is wonderful Cortona (37km), set on a hilltop and made famous by the film ‘Under the Tuscan Sun’.
A little further afield, some of Tuscany’s most famous towns can easily be reached such as the famous wine-town of Montepulciano (55km) with its amazing vino nobile and charming Pienza (60km), a UNESCO World Heritage Site with its Renaissance architecture and wonderful Pecorino cheese! Siena (74km) can also be reached in just over an hour for a memorable day trip in this incredible city.
There’s also a train station in Arezzo where you can catch the train to Florence, taking around 45 minutes or Perugia in just over an hour. Both cities are full of art, history and fine cuisine and awe-inspiring places to visit.

Children will also love exploring the Fortezza Medicea in the historic centre.
As well as wonderful walks and great cycling trails, you’ll also find horse-riding in the countryside near Arezzo. Those seeking adventure can try a tree-top climbing centre near Rapolano Terme or arrange a hot air balloon ride across the magnificent Tuscan landscapes.
Explore the Casentino valley where you can discover some fascinating medieval castles, including one in Poppi (42km) which could be combined with a visit to the nearby zoo.

True dream home
We spent Christmas eve in this beautiful Villa in Tuscany, Villa Cognaia. Located on the top hill with open front view of Arezzo and surrounded with beautiful valleys, open lawn and trees, the villa is a true dream - home. Saltwater pool, hydro massage hot tub with 5 seats and spacious gazebo where you can gather, cook, drink and enjoy beautiful sunset in the afternoon. . .The kitchen is fully equipped and all the tables surface made from stainless still. Absolutely another dream-kitchen of mine! The villa is SPARKLING CLEAN, neat and tidy we were so speechless. Stella is our host and she is such a warm and pleasant lady. If we could get another chance to stay again, definitely we would!

This villa is very private and has a beautiful view of Arezzo. It is about a 10-15 minute drive to Arezzo town centre. We primarily used the villa for our hub to take day trips...The house and grounds were beautiful. We had a group of 4 couples and everyone had their own en-suite baths...Overall, we had a wonderful week!

Unforgettable holiday
It is difficult to know where to begin to write this review. From the moment you pass through the gate and wind around the immaculately landscaped drive up to the house, you know Villa Cognaia is a very special place. We were warmly greeted by Stella. She tooks great care to walk us through the villa and the grounds and explain how everything works. I must admit I was a bit distracted by the spectacular view. It is truly breathtaking. I confess I am that person who pores over every listing trying to find just the right spot. Well, when I say I found it, you can believe me. Villa Cognaia is well loved by Stella and Frederica and so well maintained. No detail is missed. The outdoor spaces are expansive, the gazebo is brilliant, and the house itself much more beautiful than the pictures suggest. All five bedrooms are very comfortable for a couple with each having very nice en-suite bathroom. And if you are traveling with children, do not pass up this property. I think my two year old grandson had more fun than the rest of us. He had his own playroom outfitted with toys, a swing, slide, and playhouse on the gorgeous lawn...We spent our time on the pool deck enjoying the amazing view and the beautiful Arezzo sunsets or in the gazebo. We bought dough at the local grocery store and fired up the pizza oven one night- so much fun. There are so many amazing places to visit in the world, my husband and I very rarely go back to the same place twice. Hopefully Villa Cognaia will be an exception. I have a milestone birthday on the horizon and am already thinking what a perfect place to celebrate. Obviously, I would highly recommend booking with Stella and Frederica. Then go and enjoy an unforgettable holiday, but be prepared to miss it when you leave.

Perfect getaway for a large group
This stunning villa with easy access to Florence, Sienna and Cortona is the perfect getaway for a large group of friends or family. Everything is provided to ensure a great holiday. The outside space is well maintained and one can easily spend the whole day outside near the pool with amazing views over Arezzo!

I look forward to holidaying there again
My husband and I along with several family member spent three weeks at Villa Cognaia. While we were there Europe was hit by a severe heatwave, thank goodness for the fabulous pool, gardens & air-con in the bedrooms at Villa Cristina. The villa is on a hill with amazing views over the beautiful town of Arezzo. There are many comfortable places to sit outside including a large table close to the kitchen where we had most of our meals. The gazebo is an added bonus and a perfect place to laze about or read during the day and for a cocktail in the evening.... There’s plenty to keep children amused. Apart from the pool there’s table tennis, a billiard table and lots of games. For those into fitness there is a gym and there’s also a large jacuzzi. The house is extremely well equipped, all the bedrooms are en-suite and large with plenty of storage. The owners of the house are extremely pleasant & very helpful... Just down the road from the Villa is a tennis club with a restaurant, we had the best pizzas that we’ve ever eaten there. A couple of minutes away are local shops and a PAM supermarket with fresh meat, seafood, vegetables, fruit & everything else you could possibly need. Arezzo is a beautiful town with lots of good restaurants, bars & cafes and very good shopping, particularly for jewellery which it’s knows for. It’s very central and easy for making day trips to Florence, Siena, Luca etc. I have rented several houses in Italy over the past few years, Villa Cristina was exceptional and far exceeded my expectations, I look forward to holidaying there again in the future !

We picked this for our family holiday and we had an absolutely amazing time. The villa is outstanding and had everything you would need to enjoy your holiday and the views are superb. Stella was extremely helpful and kept in touch to assist with anything we might need help with...We would definitely stay again and recommend for families of all ages.

Great place for family gatherings
Villa Cognaia is a great place for family gatherings. Our grandchildren had an absolutely wonderful time with all the toys for the pool and the nice grounds for activities. It is very private and secluded with a gorgeous view of the city of Arezzo. There was plenty of space for 11 of us and the gazebo was a great hangout for everyone. I highly recommend it.

Another fabulous stay
This was our second time staying in the beautiful Villa Cognaia and it was another fabulous stay for us! As a family of 6 adults & 3 children, it can be difficult to find suitable accommodation that everyone is happy with but we all really enjoyed our time spent in this wonderful villa. Highly recommended!
