Relax with a glass of Tuscan red beneath the arched rose garden, gazing out towards the wonderful scenery around you. Surrounded by olive trees and woodland, yet just a 10-minute drive from the exquisite town of Lucca, Villa Flavus offers history and charm in an inspiring part of northern Tuscany.
Part of a large family estate that belonged to a wealthy family from Lucca in the 19th century, Villa Flavus originally dates back to the 1700s. Nowadays it has been beautifully restored into an elegant Italian holiday home with an abundance of Tuscan character from wood beamed ceilings to original tiled flooring. The living and dining areas are traditional yet stylish, the Tuscan kitchen is perfectly equipped and modern-day features include satellite TV, a music system as well as Wi-Fi throughout.
Upstairs, eight air-conditioned bedrooms, most with generous double beds, each feature their own shower room as well as charming touches adding to the old-world Tuscan ambience throughout. Maid service six days a week and the availability of a chef to prepare breakfast and one meal a day, if you wish, are further enhancements to make your stay here as special as it can be.
Outside, giant terracotta pots filled with citrus trees rest alongside stunning summer colours blooming from the rose garden, whilst olive trees are scattered across the spacious lawns surrounding the glorious swimming pool. The views from the garden and al-fresco dining terrace are simply superb, even in the evening as the pool is beautifully lit at night.
A couple of restaurants are within walking distance, as is a local village around 2km away, or drive a short distance into Lucca, a Tuscan gem filled with some of Italy’s finest Renaissance and medieval architecture. Florence and Pisa are both close enough for magnificent days out and there are so many lovely villages and towns to explore such as Collodi, San Miniato and Montecatini Terme.
Enjoy walks in the foothills of Monte Pisano close by, discover idyllic scenery on horse back or head to the coast for watersports and more family fun in this captivating and beautiful region.
What you should know…
- Villa Flavus is part of a large estate featuring four holiday homes including Villa Monte Pisano and San Colombano. Each villa has its own grounds and swimming pool.
- Villa Flavus sleeps up to 15 guests across its eight bedrooms. Additional beds for up to four extra guests can be requested, subject to a supplement - please enquire.
- Air-conditioning is available in the bedrooms only.
- An optional chef service is included to prepare breakfast and either lunch or an evening meal and guests pay a set charge to cover the cost of the food. Please see the 'Extras' tab for further details and prices.
- Next to the villa is a smaller casa that is used as an office, mainly by the owner and his brother. They are discreet and professional at all times.
- Please note that the use of any external caterers and/or contractors is not permitted.

Location
About the surrounding area of Villa FlavusTake advantage of glorious views of the landscapes around Villa Flavus, set in the foothills of Monte Pisano and surrounded by olive groves and orchards yet only 6km south of the wonderful town of Lucca.
You can walk to a couple of local restaurants and the nearest village is around 2km away, also within walking distance. Furthermore, the estate features a shared tennis court/football field (just pay to hire the rackets and balls) and the owners can also arrange bike hire for part of all of your stay.
Lucca is just a short drive away – within minutes you can be strolling or cycling along the historic walls, coming across parks, play areas and exceptional views. The heart of Lucca is a joy to explore with its enchanting squares, hidden lanes and incredible historic architecture. Once you have experienced its Tuscan charm, you will yearn to return again and again.
The famous cities of Pisa (16km) and Florence (84km) are also ideal for magnificent day trips – either by car, private driver or even by train from Lucca.
Other idyllic villages across the region include Collodi (24km), in a stunning setting and especially popular with children thanks to its Pinocchio theme park, and San Miniato (48km), often referred to as one of Tuscany’s prettiest villages. The birthplace of Leonardo da Vinci is another lovely place to visit, under an hour away, as is the spa-town Montecatini Terme (36km) with its historic funicular taking you up to Montecatini Alto for incredible views.
Another advantage of this location is the estate’s proximity to the beach whether you wish to spend the day in the popular seaside resorts of Viareggio (30km) and Forte dei Marmi (40km) or drive even further north towards the Ligurian coast with the romantic Golfo dei Poeti and world-famous Cinque Terre National Park, a UNESCO World Heritage site.
This area offers wonderful walking around Monte Pisano and other parts of Tuscany, horse-riding within a short drive, plenty of cycling and mountain biking opportunities as well as watersports along the coast. The most adventurous can seek out river rafting, kayaking and canyoning near Garfagnana, around an hour north of Lucca.

Best Suited For: All AgesBeautiful countryside walks, horse-riding, theme parks, beaches as well as world-famous cities – there is so much to do in this enchanting part of northern Tuscany.
First of all, enjoy use of the shared tennis court and football field which is part of the owners’ large estate (just pay to hire rackets and balls). The owners can also arrange bike rental for you, a great way to discover Tuscan landscapes or cycle along Lucca’s historic walls.
The Versilia coast is also around half an hour away with summer resorts such as Viareggio and Forte dei Marmi within easy reach with watersports, lidos and all sorts of family fun. There’s more water-based excitement at Sunlight Water Park, near Pisa.
Nearby Collodi is home to a Pinocchio theme park perfect for youngsters and there is a butterfly house next door (keen historians can also admire the castle perched on top of the medieval village).
Montecatini Terme is another lovely trip out with its shops and spas – kids will enjoy the historic funicular that takes you to the hilltop village above the town for stunning views.
Heading north, there’s also Pistoia Zoo about forty minutes away whilst those who love adrenalin-fuelled activities can find canyoning, kayaking and water rafting in the amazing landscapes around Garfagnana.
Not forgetting the sights of Florence and Pisa, whether enjoying a family lunch beside the Arno, picnicking in the Boboli gardens, riding the carousel in Florence’s Piazza della Repubblica or snapping photos by the Leaning Tower of Pisa.

The scenery around you is just spectacular from the vast gardens at Villa Flavus – gaze at the rolling hills and distant woodland as you celebrate your special day in the beautiful grounds filled with roses and olive trees.
Small ceremonies and receptions can be hosted inside this historic home but the real romance is experienced outside as you enjoy exquisite Tuscan cuisine prepared by exceptional chefs, surrounded by the scent of summer flowers and lemon trees. As the evening nears, sip cocktails with your loved ones by the swimming pool, beautifully lit up at night to create a magical ambience for you and your guests.
This romantic setting is perfect for a relaxed and joyous event with magnificent landscapes afar alongside the backdrop of this handsome and elegant home.
Wedding Reception
Inside the beautiful villa there is space for up to 30-40 people for a reception whilst outside up to 200 guests can be accommodated across the lovely gardens.
There are no restrictions on how late music can be played inside the villa but it must be turned off by midnight if outside.
A marquee can also be hired in the grounds on request if desired.
Wedding Ceremony
There is a small chapel in the estate at the gates of one of the other villas, Villa Monte Pisano, which has room for up to 30-40 guests. Alternatively, a small ceremony can be hosted inside the villa (20-30 people) or for a larger event a service can be set up in a number of spots across the glorious grounds (for up to 200 guests).
An English-speaking celebrant can be arranged.
Where to Stay
15-19 people can stay at Villa Flavus whilst many other guests can reside in one of the two separate villas we feature on the same estate (San Colombano for up to 12 guests and Villa Monte Pisano for up to 22-26 guests), subject to availability and minimum stay restrictions.
The owner’s second estate, around 2.5km away, features Villa Maestosa (14 guests) and Villa Le Fontane (24-26 guests).
Alternatively, there are many hotels and villas in and around Lucca (within a 5-10 minute drive away). The owner has their own transportation company that can be used to drive guests to and from the venue.
Wedding Planning
The owners prefer to use their own wedding planners for the event.
If you wish to use your own then you must request this in advance and permission may be given in some circumstances.
Catering
The owners prefer for clients to use their own experienced caterers (in-house and external suppliers). A number of options are available such as aperitivi, formal sit-down meals, dessert buffets, after dinner fruit tables and more.
If you would like to use your own caterers then this must be requested in advance for approval. There is no corkage fee if you wish to provide your own wine but again, this is on request only.
Other Information
Other services that can be arranged on request include hair-dressing, make-up artists, photographers and film-makers, wedding cakes, flowers, table décor, musicians (harpists, live jazz etc), DJs and children entertainers/nannies.
Any other external suppliers can only be used with permission.
Please note weddings can also be organised at any of the owner's five villas we feature - Villa Monte Pisano and San Colombano in the same estate or Villa Maestosa and Villa Le Fontane in a separate estate around a 5-minute drive away. Please see the "Events" tab for each individual villa.
Please note that any event rental may be subject to additional charges, venue hire fees and to a higher security deposit, which will be in addition to any published rental rates and fees.
All events are on request only and subject to prior agreement from the owner, who reserves the right to refuse all events without their prior authorisation.
