Perched atop Monte Santa Croce sits a 6000 hectare family estate, where you’ll discover this exceptional villa in Umbria. Restored from the ruins of a medieval church, inside you’ll find every modern comfort. Plush furnishings and diaphanous curtains lend lightness and elegance to the heavy wooden beams overhead. Outside you’ll marvel at the 360 degree view of the valleys below, perhaps from the infinity pool perched on the edge of it all.

Here your every comfort is the staff’s concern - they can help you arrange spa services, wine tours, or provide hotel services. You might take many meals at Il Caldaro, the on-site restaurant, or cook in the sweet country-style kitchen. You must dine outside on the stone terrace, where the fragrant gardens make every meal more beautiful.

Hiking, fishing, and golfing opportunities surround this holiday villa. The nearest supermarket is found in Umbertide, and not much farther is Perugia, the capital of Umbria. If you're longing for the culture and historic sites, be sure to visit this pretty town by the Tiber River; in the summer, look out for the jazz festival.

  • Please be aware, this is not a wheelchair accessible property.
  • The Property is in a rural location, on the top of a hill (600 meter above sea level) within a country estate, which is a large Umbrian active agricultural farm. The access road to the Property is a long and occasionally steep private white gravel road, not suitable for sports cars or any other low-height car. We would recommend the use of a 4 wheel drive car
  • Please note that the housekeeper lives in the estate, she will be there to help if needed.

Villa la Macchia has the unique advantage of being situated in the very centre of Umbria, an area where the simple pleasures of country living embrace art, history and architecture offering wonderful food and wine in nearby towns throughout the two adjoining regions of Lazio and Tuscany.

Florence and Rome are within two hours’ drive of the Estate and Siena, Arezzo, Assisi, Gubbio, Todi and Orvieto are all close by. The region’s capital city Perugia is just 20 minutes away and offers a wealth of cultural activities that include opera and the famous Umbria Jazz and Eurochocolate festivals.

Other spectacular hilltop towns include Cortona and Preggio, the latter with its annual classical music festival, as well as the annual Montone Film Festival which attracts an international audience.

Extra services/activities must be booked via the Estate's concierge in advance - no external providers are welcome at the property. 

All guests coming to the estate this year will also be able to visit our wonderful new Farm House in the heart of the estate where they will find a shop selling local produce from the estate (wine, olive oil, fresh pasta, cheese, charcuterie etc) as well as a specially designed kitchen for cooking classes. The Concierge Team will also be on hand at the Farm House to welcome guests and help arrange anything they might need for their stay – from delicious meals delivered to the villas or private spa treatments to activities and excursions including hiking and biking around the estate or guided tours of local towns such as Perugia and Assisi.

Please note that all services are subject to availability and must be requested in advance and that due to some rural/remote locations, not all services will be available at all properties. Prices are on request. We will always do our best to fulfil your requests!

Terms & Conditions

These terms and conditions may be amended from time to time.

Security deposit €1500 charged to client’s credit card by the owner as a pre-authorisation upon arrival and refunded two weeks after departure, subject to full inspection.
Arrival time 4.00 p.m. - 8.00 p.m. Check-in outside this time may be subject to an extra cost. Please enquire for more details.
Departure time 10.00 a.m.
Energy costs included? Yes.
Heating costs included? Yes, except in low season.
End of stay cleaning included? Yes. However, guests are required to leave the accommodation clean, tidy and in the same condition as on their arrival. Any extra cleaning, laundry, maintenance and/or rubbish disposal required will be charged against the security deposit.
Linen & towels included? Yes (towels are changed mid-week and linen is changed mid-stay for bookings of two consecutive weeks).
Pets welcome? On request only and with prior agreement with the owner.
Smoking Allowed? Outside only.
Pool heating charge? Pool heating on request and thermal pool cover available. Outdoor jacuzzi heating included. Pool heating is not available during all other periods. Please note that like all heated pools, pool heating and water temperature are reliant on weather and outside temperatures.
Changeover day Saturday in high season. Flexible during all other periods.
Tax Italian Visitors Tax payable locally in cash (typically costs €1-€10 per adult per night- please enquire if exact amount is required).
Insurance It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.
Minimum stay 7 nights in high season. 2 nights during all other periods.
Pool towels included? Yes, changed weekly for bookings of 2 weeks or more.
Pool opening dates? The pool is open approximately May to October. Please note that pool opening dates are subject to local weather conditions and pool maintenance requirements and that cooler months may not be suitable for swimming.

Yes, in our properties in the estate, very famous English actors and singers but they have asked not to be mentioned!!

Really see? Visit the most important towns in Umbria, very close and they are amazing

Lastly, what insider tip would you pass on about the property or the area?
Visit Assisi at only 30 minutes driving! the most amazing umbrian town and so spiritual!

    We have just enjoyed our third stay at Villa La Macchia and have already booked up again for next year. What a fabulous villa! Absolutely private, and with far-reaching views across the Umbrian countryside.
    The staff are all really helpful - Namal on a day-to-day basis and Elisa looking after everything else. We ate several times at Il Caldaro - the restaurant on the estate. Great food and wine, very fairly priced. This year we also took advantage of the in-villa dining and wine-tasting option. Again, tasty food cooked in our villa and served efficiently in a relaxed style. We also took the trekking day. Nicoletta took us up some relatively easy trails on Monte Tezio until we could look down on our villa from the top of the hill, again enjoying sensational views.
    This is a great place to unwind and quickly feel very relaxed. Sure, it's a 10-15 minute drive into Umbertide for a supermarket, but that is hardly an imposition!

    We stayed at La Macchia for a few days in October. The villa was lovely and well looked after by the staff of Murlo. The views were gorgeous, the weather, misty in the morning, cleared for beautiful warm days, which we spent hiking and exploring many of the adjacent hilltop towns. Having visited previously in high summer, late October was a pleasant surprise, and we will definitely return.

  • La Macchia Villa: A Commanding View of Umbria

    We recently concluded a week's stay at the magnificent Villa La Macchia. It sits at the top of the ridge and offers a panoramic view of the mountains and valleys of Umbria. The villa itself is beautifully appointed, comfortable, and well-equipped. It's one of those rare occasions when the actual beauty of the place exceeds the promise of the glossy brochures.
    We were very pleased with the attention of the staff both before and during our visit. Elisa and Carlotta were always prompt and responsive, and helped plan activities for our group. They helped us arrange a trek to the cross atop nearby Monte Tezio. As no one in our group would be mistaken for an alpinist, I was concerned for our safety. We were provided, however, with not one but two guides (Maurizio and Enzo), who not only guided us but carried water and a picnic lunch, which we enjoyed at the top. Our exertions were rewarded by a wonderful BBQ (read: a delicious array of Umbrian pork products) at Il Caldaro, which was included in the price of the hike. We had several other fine meals at Il Caldaro, the restaurant on the estate, and enjoyed the attention of their gracious and attentive staff. We also took part in a fun and interesting cooking class directed by the head chef at Il Caldaro, with the amiable and omnipresent Maurizio providing additional instruction and commentary.
    With all there is to do and see in Umbria, it's easy to overlook that Villa La Macchia is also the ideal place to do absolutely nothing. One of our best days there was a rainy day spent reading, napping, and listening to the wind in the trees. It's hard to imagine a more relaxing and tranquil spot.
    We are eager to return to this extraordinary villa. We will be back!

  • Dream Holidays in Umbria

    Together with friends we stayed at Villa La Macchia.The Villa and the surrounding property is just gorgeous. Any additional description would be superfluous.
    This is the place where you want to go when you want to have full privacy, a quite - and remote - place (atop of a hill) and simply a marvellous, incredibly beautiful panorama in front of you.
    Carlotta and Eliza always have taken care for our requests almost "within seconds".
    Fully recommended!
