Staying true to the landscape that defines this property, the owners have been sure to restore it with traditional local materials, and it in fact boasts a very low carbon footprint. Stepping inside, gorgeous four poster beds, wardrobes and other stylish wood furnishings make centrepieces for characterful bedrooms.
The stylish private swimming pool is surrounded by slate tiles and sits overlooking the valley, offering quaint rural vistas and an amazing point from which to watch the sunset.
The spacious dining and living areas create a magical setting for evenings entertaining friends, and the farmhouse kitchen is fully equipped, combining subtle farmhouse features with a wealth of modern amenities. When it’s a little more peace and quiet you desire, the surrounding grounds offer many idyllic walks in the wild countryside that surrounds.
If you do want to venture further afield the house has an abundance of books detailing the area's most secluded spots. There is also plenty of fascinating history and culture in the nearby medieval village of Citta di Castello and don't miss the authentic restaurants and weekly market in Umbertide.
Other wonderful gems of Umbria include the picture-perfect villages of Montone, Gubbio and Assisi, spend time by the shores of Lake Trasimeno, explore the beautiful town of Perugia or cross the Tuscan border to Cortona, an idyllic village made especially fanous by Frances Mayes' 'Under The Tuscan Sun'.

Location
About the surrounding area of Villa NebbiosaVilla Nebbiosa enjoys a wonderful location in the province of Perugia with far-reaching views of the valley, surrounded by woodland, vines and olive trees. Perugia Airport is 51km away whilst Florence Airport is around 2 hours by car.
It’s reached via a 4km long track (unpaved, therefore a suitable car is needed) which winds into the woodland and you are rewarded with the most beautiful setting and Umbrian vistas around you. You can walk through the surrounding woodland, looking out for an abundance of wildlife. Heading back to the main road, there’s a bar and grocery store around 10 minutes away by car or drive to the local village for useful amenities including restaurants, bars, shops, three supermarkets and a train station with connections to Perugia.
Visit the large town of Umbertide (20km) to admire its historic architecture, soak up the ambience of its weekly market and dine out in authentic Umbrian restaurants trying out regional specialities such as polenta alla cacciatora and dishes made with locally sourced truffles. Art-lovers should visit Museo Santa Croce, a former church which is now a museum displaying important works of art.
Città di Castello (19km) is another artistic gem of this region, close to the Tuscany border, home to stunning palazzi, gorgeous squares and the town’s historic art collection including works by local artist, Alberto Burri.
Elsewhere in Umbria, enjoy lunch surrounded by the most sensational views in the perched village of Montone (19km) or venture to medieval Gubbio (50km) and ride on its historic funicular to Basilica of Sant'Ubaldo for more incredible vistas. Discover the beauty of Lake Trasimeno and its many lakeside activities (cycling, walking, summer watersports and boat trips) or drive further south to the famous town of Assisi (70km).
The university town of Perugia (54km) is another gorgeous Umbrian destination or you may prefer to drive north, crossing the Tuscan border, to the wonderful city of Arezzo (64km) with its impressive Piazza Grande.
Remaining in southern Tuscany, picture-perfect Cortona (39km), made especially famous by Frances Mayes’ ‘Under The Tuscan Sun’, is another brilliant day out, as is the Renaissance village of Montepulciano (74km) with its glorious vineyards producing one of Italy’s most finest wines, Vino Nobile de Montepulciano.

Best Suited For: All AgesSurrounded by tranquil woodland, head out on family walks around your villa looking out for nature and wildlife – you may be fortunate enough to spot porcupines, black squirrels and even the occasional deer.
Kids will also love exploring local towns such as beautiful Città di Castello and Umbertide – families will always made to feel welcome in authentic Umbrian restaurants and there’s always a gelateria to be found. A visit to Umbertide’s impressive fortress, Rocca di Umbertide, will take you back to medieval times.
Look out for wild animals roaming around Parco di Lignano, around an hour away, also home to a great playground, or spend the day in Perugia’s Citta Della Domenica Park with its animals and family-friendly attractions.
Lake Trasimeno is of course another great family day out. Take a boat trip from Tuoro sul Trasimeno (45km) to the lake’s main island or head to other parts of the lake for picnics, fishing, long walks, cycle rides, lakeside beaches and summer watersports.

What was it about the property that you first fell in love with?
You will know as soon as you arrive at Villa Nebbiosa – the view simply takes your breath away! The house sits on the saddle of a hill at the angle of two valleys above an olive grove, affording magnificent views to both the south and the west. We have sited both the pool and the terrace to take best advantage of this panorama. Umbria remains so unspoilt and relatively undiscovered; it has a wealth of culture, tradition and cuisine that is unique to it and yet the great art cities of Italy are within easy reach. We have found the local people to be extremely open and welcoming, and we have enjoyed making new friendships every time we visit.

Wonderful oasis
Thank you for sharing this wonderful oasis with us. Our family travelled from three countries to meet up and celebrate our father’s 60th birthday. It’s the first time since the pandemic started that we could travel together and what an amazing week we’ve had. Lovely morning walks (including an encounter with a wild boar that was in a hurry to cross the road), long days by the pool and plenty of cooking in the well equipped kitchen. We had plans of making it to a vineyard or city-sightseeing but we couldn’t bear leaving the house - the view and surroundings were too good. We are all amazed by the effort and attention to detail you put into renovating this place. We will be back again for sure.

A fabulous week
What a wonderful way to end the summer, we’ve had a fabulous week in the hills exploring Assisi, Gubbio and Perugia on some days; reading, walking and lounging by the pool on others. We’ve been wowed by the nature (deers, snake and a praying mantis) and by the sunsets; have also enjoyed barbeques, porchetta and homemade mushroom soup as well as many a glass of prosecco. Special thanks to Harry for making us feel so welcome in your beautiful home.

Incredible place!
I’ve had the most incredible holiday in an even more incredible place! Everywhere that I’ve been to in this incredible place has had breathtaking views and was often topped off with amazing Italian food. Our days often meant lots of tanning by the pool followed by evenings drinking home invented cocktails and playing cards. I’m so thankful to Iain and Sophie for this brilliant holiday and feel so lucky to have been at Villa Nebbiosa.

Beautifully renovated farmhouse
This villa is an absolutely beautiful house in a spectacular rural location at the top of a hill. The owners, Iain and Sophie, have renovated this old farmhouse to an exceptionally high standard and the result is a classically chic home with the bonus of great green credentials, with solar-powered hot water and photovoltaic panels providing electricity. Each of the four bedrooms is charming, but the master suite is fabulous, with a four-poster bed and rich mahogany furniture. Both this room and the en-suite bathroom, with its magnificent free-standing bath and double wetroom-style walk-in shower, have breathtaking views over the whole valley, too. The main living room is a great place to relax after a hard day by the pool, and there are several snug little areas in which to read a book or have a nice quiet moment to yourself. As for the kitchen, I have never seen one that is better equipped, and there is just so much space - it’s enough to make even Nigella envious. Outside, there are two terraces on which to eat al-fresco, and the pool area is utterly gorgeous, with comfortable loungers set at the back to take advantage of the valley views. There are also roll-up sunshades, which means that you can lie out there all day without getting burnt. The pool isn’t heated, so that’s something to be aware of at the beginning of the season, but it soon heats up when the sun gets on it. This is the ideal place to stay if you like walking. The house stands in five acres of grounds, with its own olive grove and vineyard. Walks up to the top of the hill through the woods are fantastically peaceful and kids will love playing hunt the porcupine quills along the way - it became a bit of an obsession with us, and not just for the kids, either! We loved staying here and are hoping to return next year!

A unique and happy time
Time flew in a beautiful home on a beautiful hill. We enjoyed a nature bath from long walks and drinking in the view, splashing in the pool, friends, family and food, food, food! Villa Nebbiosa has been the ideal spot for a family reunion. No comfort is overlooked here and the joy of waking up in such a magnificent spot has been felt by all. We do hope to return. Thank you for this unique and happy time.

Idyllic holiday
Taking home memories of lavender bushes in full bloom filled with butterflies and bees. It’s been an idyllic few days and a respite from the hectic ‘normal’ life.

View to die for!
The villa was just breathtaking. A big beautiful stone villa with a view to die for. The pool was bigger than we thought, which was a great surprise. We were 11 people and a small baby and we all were very comfortable. The road to the house was a bit bumpy but a normal rental car will do just fine. The area is great – we did some outings to Assisi and Perugia and also to a wine yard (1.5h away). But mostly we just enjoyed the villa, cooking together (there is a big supermarket 20 min away), eating outside and hanging out by the pool. The house manager was beyond helpful. She gave us tips, made sure we were comfortable and was available for any questions during our stay, which really gave the feeling of being taken care of. We really had a great vacation.

I would recommend to anyone
The location, house and experience were exactly what we were looking for. The house is huge, comfortable and well equipped with everything we needed for our stay (with 11 people). The house is extremely secluded and private with the most breathtaking view imaginable. The region is beautiful. The host was very helpful and always available to suggest restaurants, wineries and attractions. I would recommend the house to anyone. It’s a must see!

We are already planning our return!
We have had a fantastic week in this stunning house. We loved the breathtaking views from the house and the pool and all the nature around the house (frogs, falcons, lizards…). We loved the style and design of the house too. From the first day here we are already planning if we can come back – hopefully we can!

The house is just perfect!
Fantastic view, perfect relaxing holiday. Everything was well above our expectations! We spent 2 very relaxing weeks, perfect for our annual leave. View is just amazing, kitchen is fully fully furnished, the house is just perfect. Good tips from the house manager who was very helpful. We spent most of our time by the pool and also enjoyed the visits around Assisi, Perugia. We will do it again, we were 2 families and the house is really big so it allows for privacy and the many bedrooms could accommodate our 6 children plus 2 couples.

Fabulous week in Umbria
We spent 7 blissful days, captivated by the breathtaking view which was never out of sight, basking in the sun at the beautiful pool and so delighted by the amenities that the house provided. Newly renovated, we were thoroughly impressed with the well stocked kitchen, the beautifully designed bathrooms and the thoughtfully decorated bedrooms. We even enjoyed a constant flow of music that was provided in the well-stocked and broad collection of CD's. Among many highlights were the two evenings we enjoyed fabulous dinners prepared in the kitchen by two local chefs. We could not have been happier with the week we spent at Torricella and highly recommend it for others to enjoy.
