Overview
A magnificent large Italian villa rental comprised of two semi-detached properties, in the desirable and conveniently central Italian region of Sabina. Nestled in the rolling landscape of pine forests and farms, this is a territory still untouched by mass tourism, yet only 50 kilometers north of Rome.
The semi-detached layout of the villa allows for large groups to travel together and take advantage of the stunning communal spaces whilst maintaining an element of privacy. The interior is entirely renovated and stands up as a prime example of classical Italian colonial style, complete with grand chimney and fireplace, and Tuscan terracotta floor tiling.
The entire villa is suitable for wheelchair access and has a disabled bathroom, a rare feature in such a traditional property.
The villa sits within the privacy of a neatly manicured garden with its own pergola dining terrace and private swimming pool, perched on a hill over looking the vineyards and olive groves. All guests also have access to their own tennis court, table tennis and a five-a-side football field.
The estate that Villa Rovani is located within produces a notable red wine and the local Sabina olive groves are credited with a reputable extra virgin olive oil. This property is the perfect base from which to explore the many nearby cultural and artistic attractions of central Italy, with Rome, Tuscany and Umbria all within a short day trip.
***For larger parties it is possible to rent sister properties Villa Conconi (sleeps 8) and Villa Faruffini (sleeps 8) virtually next door - please follow links for more information.

How long have you owned the property?
Over thirty years
What was it about the property that you first fell in love with?
The property has belonged to my family for generations and a good part of that past still lives today within the walls of these ancient structures, which were all recently renovated to bring modern day comfort to past traditional ambience.
Are there any interesting stories in its history?
Our 3 villas, were commissioned in the thirties by my grand-father, Count Valentino Orsolini Cencelli (notable italian politician), designed on the model of colonial architecture present in the Pontine area during the famous draining of the Pontine Marshes. Count Valentino directed that draining and founded the cities of Latina and Sabaudia.
For anyone coming to stay is there anything in the surrounding area they should...
Really do? Relax by the pool with wonderful views on our vineyard or drink a glass of our wine at sunset.
Really eat? Pasta all'Amatriciana, typical plate of the Sabina Region and obviously the worldwide famous extra-virgin olive oil of Sabina
Really see? All the most important sites of central Italy: Rome, Orvieto, Viterbo, Perugia, Assisi, Firenze, Siena...
Lastly, what insider tip would you pass on about the property or the area?
Breathtaking views, peaceful surroundings, great food, sport facilities, Rome at a stone thrown away.... what else for a relaxing, sporty or cultural holiday? Choose the holiday you prefer or make sure your vacation will be all the three things. At Villa Rovani... you can!

A great experience in the Italian countryside
We were a group of 14 and so it was a very good arrangement to rent the two villas. The location was magnificent with superb views. There was a railway station a few miles away with regular trains to Rome. The villas were spacious, the swimming pool was a huge hit and we were grateful to have showers next to the pool itself. The remote location meant having to drive a couple of miles to the shops but it was certainly worth it. A bonus was the restaurant only 500 metres away which coped with our numbers without difficulty.

Villa Rovani checked all the boxes!
We had been thinking of and finally planning a family reunion for almost four years during which time our needs and availability changed. After much searching I found, to our delight, Villa Rovani. We were looking for a house that would fit eight adults, my father has mobility issues. It also needed a private pool with Roman steps - in the hope that we could all swim, and be close to a larger city. Villa Rovani checked all the boxes! Three bedrooms upstairs with en-suite bathrooms, one down with handicap facilities, and a gorgeous pool! The pool was a bit chilly at first but once in it was lovely - it was mid-September but my mother and I swam everyday! Villa Rovani is outside the hill town of Magliano Sabina in the most delightful countryside and yet is ONLY an hour from Rome, 45 mins to Orvieto and a little under two hours to Siena. The estate grows grapes and olives and has four homes to choose from depending on size of your party. The views from every window are spectacular! For those of you who are unfamiliar with this area, the countryside has rolling hills with Medieval hill towns perched on top, all reached by roads that wind through the picturesque countryside and along ridge lines offering dramatic views. I'd recommend staying here to anyone, it is so relaxing with the bonus of being so close to Rome yet a million miles away from the hurley burley!

We hope that someday we can return to Italy and rent this property again
We were looking for a large villa in a country setting with great proximity to both Rome and Tuscany. Villa Rovani was the perfect spot for our group of 2 families/9 adults.
The villa was clean and spacious on a beautiful piece of land nestled in farm country, with great views of the Magliano Sabina countryside. It was perfect for outdoor dining, sunbathing, and swimming (private pool) and was a great way to begin and end busy days spent in Rome, Orvieto, and Montepulciano. The open floor plan was fantastic and we definitely made great use of the huge dining table in the very large family room. We hope that someday we can return to Italy and rent this property again. -
Recommend this place with all my heart
We were 12, spread out in the big villa. We wanted to visit the Latium and have fun together. We used the villa as a base and visited: Viterbo, Palazzo Farnese in Capraiola, Bomarzo, Palazzo Ruspoli in Vignanello (about an hour's drive); a day in Assisi & Perugia (1.5 hours drive);the Vatican; Villa Adriana & Villa d'Este in Tivoli (about 1.5 hours drive). We enjoyed the Pizzeria next door and the nearby restaurant cooked two delicious meals for us; their sausages are a miracle! The house was great, comfortable, the beds an invitation to sleep. The silence is impressive and the view fantastic. I can recommend this place with all my heart and fondest memories.

We would definitely stay at this property again
We rented this beautiful property Villa Rovani for a total of 17 guests. The ages ranged from 5 months to 92 years old. The landscape and scenery were absolutely beautiful. The location was a good mid point for those wanting to travel north to Florence and also south to Rome. The train station was about 20 minutes away and it took about 40 minutes to Termini. We used the swimming pool, BBQ and football/tennis court/field. Mostly we enjoyed the outdoors and the amazing landscape. The owner and manager of the property were very helpful and we would definitely stay at this property again.

Really impressed
We stayed for 2 weeks and were really impressed with the villas and the outdoor space, lovely gardens and great pool area. There were 15 of us in total and Villa Rovani worked perfectly for 4 families, 8 adults and 7 children. The properties are very rural with amazing countryside views. There is a pizzeria 500m away, ideal for when you can't be bothered to cook, they catered happily for 25 of us on a couple of occasions.
