Villa Toppello is an exquisitely restored medieval home, nestled on the borders between Umbria and Tuscany, offering a sumptuous, secluded haven of natural style and local charm, with lake views.
This charming home offers a dazzling private swimming pool, set in a tranquil spot, framed by flowering plants and the dappled shade of the trees around it. Guests will enjoy reclining with a good book or having a continental style breakfast after a refreshing morning swim. Elegant parasols and sedate daybeds provide a very civilised ambience for a little “downtime” set away from the bustle of the crowds.
This home provides a welcoming and rustic facade, with wooden shutters and ancient stonework, and a pretty magnolia tree within a bijou dining courtyard. Villa Toppello provides every inch with the rustic, tranquil oasis away from the strains of urban living. Looking over pristine lawns, there is a covered dining table amid potted terracotta plant pots, as well as a separate balcony ideal for a wonderful evening meal as the sun softens over the lake views.
The external stone staircase is very much in keeping with the local style, leading to a roof terrace covered in brightly flowered trellis. The outdoor spaces are sublime at Villa Toppello; imagine sitting back and reclining on a hammock, with the scent of lavender in the air.
Villa Toppello comprises of four bedrooms and four bathrooms in the main home. Due to the ancient structure of this building, these rooms are cool in summer and warm in winter. The open plan living space is full of rustic ambience and beautiful exposed stonework as well as an ancient fireplace. Furnished simply, yet stylishly, guests will enjoy the cosy ambience, beautiful lighting and lively meals at the long, solid timber dining table. The muted colours, soft brown leather and an array of different spaces, comprising a writers desk and a small library, add to the restful appeal of this home.
The kitchen is a rustic affair, yet flawlessly equipped for family self-catering, with all the modern touches and beautiful garden views, whilst the bedrooms offer elegant retreats, finished with panache and timeless provincial charm.
This beautiful home boasts a small gym and sauna, for those who wish to keep up their fitness regimes - this is a true retreat designed around tranquillity, restoration and wellness. The cottage features an additional bedroom and two bathrooms.

About the surrounding area of Villa ToppelloVilla Toppello is nestled on the border of Tuscany and Umbria, in the beautiful and rather sleepy Trasimeno.
Trasimeno is a ten-minute drive from the villa, and all local amenities can be accessed such as supermarkets, restaurants, bars and banks.
Close to all the art cities of Tuscany, the area surrounding Lake Trasimeno is rich with history and cultural heritage.
Lake Trasimeno is located in the green heart of Umbria, amidst charming white water lilies. This is a nature lover’s haven and is home to wild ducks, cormorants, kites and kingfishers.
An area of outstanding beauty, visitors will marvel at the majestic woods, sunflower and corn fields, vineyards and olive groves, while agriculture is still carried out following traditional techniques.
Several charming towns are located on Lake Trasimeno, as well as its islands; visitors can enjoy the unspoilt nature and boat trips on the lake. Wildlife fans and birdwatchers will be in their element!
The largest island on the lake is Polvese, which is used as a public park. The San Secondo monastery is housed here as well as the Church of San Giuliano and restored fourteenth castle.
The small, historic town of Castel Rigone is where one of the most significant architectural masterpieces of the Umbrian Renaissance is located: the Sanctuary of Maria Santissima dei Miracoli.
This part of Umbria preserves many local traditions, including the cuisine. Flavoured with the fine oil from the Trasimeno hills, fish stock should be tasted, along with rice in a white sauce made with perch fillets and eel. It’s no coincidence the festival of fish held in September attracts many tourists.
Craftsmanship is still very strong in this area. The entire world is familiar with lace from Maggiore Island! Whilst all the main cities of Tuscany, such as Florence and Siena are just a day trip’s activity.

Lake Trasimeno is ringed with family-friendly beaches and parks, walking and bike trails, and relaxed restaurants and pizzerias. Further up in the surrounding hills, older children can take advantage of a number of scenic walking trails, visit pretty Medieval lakeside villages, whilst parents can sample some of the area’s excellent wine and olive oil.
The most child-friendly beach or a day on the lake is the long stretch near Passignano. With a mix of sandy shore and grassy, shaded park, Sualzo has chairs and umbrellas for hire, a playground, pool, restaurant, and refreshment stand. For the more active families, there is a beach volleyball court and canoes, paddle-boats, and hire bikes.

Coolest 1000 year old building ever!
The villa is amazing, the coolest 1000 year old building ever! The owner is very easy to work with - great communication. Passignano is a lovely little town with biking, restaurants, a little bit of shopping, and the best coffee shop ever (Bar Italia). We stayed in the villa for a month and loved it all

We had an amazing time!
Leonardo and Barbara are fantastic - extremely responsive to any question we had. We hired the chef for one night - Angelissa and the food was amazing! Much more than the 3 courses listed out. :-) I have vacationed in over 45 countries and this was one of the most seamless experiences. Thank you again for having us! The views, the setting, the pool, the outdoor spaces, all of it make for great place to get together, enjoy some great food, wine, and company. We also did some wine tastings and explored some local towns. Thanks again!

Loved the villa!
We were a group of 5 friends that stayed at the villa and we all loved it! Barbara was very easy and response to communicate with both before and during our stay. Barabara helped us book chef Annalisa for a dinner and a pasta cooking class. HIGHLY recommend the pasta cooking class! Pictures do not do justice to the lovely villa! It is more gorgeous in person, and the views of the lake are beautiful. The outdoor spaces are beautiful. There are several different ones to chose from. While the pool was not open when we visited in early April, it is a beautiful large pool and setting. We would love to return with our entire family to enjoy the property. The washer was very easy to use, and we choose to hang our clothes to dry on the clothes line. The property is remote and little difficult to find the first time, so highly recommend arriving when it is light outside. We did day trips to wineries, Marmore Falls, Catona, and spent a day exploring the Transimeno lake area.

Outstanding vacation
We had been trying to get our family and friends to Villa Toppello for 3 years but had been delayed by the recent travel restrictions. It was so worth the wait. The villa is such a breath of fresh air in many ways. It's spacious, comfortable, well appointed, and has a postcard view of Lake Trasimeno. Barbara and Leonardo are the ultimate hosts and communicate effectively before and during our vacation. Accessing the home after dark can be a bit challenging but that is totally mitigated by having an excellent chef, Annalisa, who can make authentic Umbrian fare at the villa for many unforgettable dinners. The pool and the many outside dining areas all helped create many opportunities for conversation and serenity. We had an outstanding vacation there and wholeheartedly recommend it.

A very relaxing stay in a beautiful country home
We had a lovely holiday in a very comfortable and well equipped country villa. The pool area was really nice and the house had everything we could possibly need. Definitely need a robust car to deal with the long uneven driveway! Very well located for exploring all that Umbria and Tuscany have to offer. Would definitely recommend.

Fantastic Holiday
Great villa on a hillside overlooking hills and lake. Very friendly owners who do a great job of meeting and greeting then letting you get on with the holiday. The house and pool area are great, with the ability to spread out with lots of peace and quiet. Will definitely be back!

The owners were unobtrusive but great support. My family get together for my wife's 70th birthday worked so well in a fantastic setting. It's a place to be thoroughly recommended and the owners were so good.

Fantastic stay in Umbria
The owners were the most wonderful hosts. They ensured we had everything we needed before we arrived, helped is to set up an unbelievable dinner at the house with a chef, and gave us useful recommendations for nearby restaurants and meals. The house itself was perfect. Up a long dirt road, it overlooks Lake Trasimeno which made for a beautiful backdrop for many meals and aperitifs enjoyed on the terrace. The kitchen, and the house in general, was extremely well equipped. The air conditioning in the bedrooms was extremely useful for the two 100+ degree days. But more than anything else, the pool was the place where we spent the majority of our time - and it could not have been more ideal with ample umbrellas, chairs and shade. There were even a number of floats for relaxing in the pool. We hope that we are lucky enough to return to Villa Toppello, and could not recommend it enough to any prospective renters.

Charming villa with beautiful views!
This villa is everything it appears to be and more! Beautiful stonework everywhere with all the modern amenities. The bathrooms are all up to date and the beds are very comfortable.
It’s in a great location, easily accessible to many hillside towns and wineries in Umbria and Tuscany. We had beautiful weather so we took advantage of it with some relaxing days at the pool. So many lovely spots on this property to have a meal alfresco and we definitely recommend having Barbara arrange to have Annalisa come to prepare a meal or two while you are here, they were delicious!!!
Leonardo and Barbara were wonderful hosts, always responding quickly throughout the process. Also helpful with suggestions and making reservations.

Authentic Paradise
A beautiful stone and beam villa that does not disappoint!! The view of Lake Trasimeno from both the upper deck and table just outside the kitchen is spectacular, and more than worth the sometimes tight drive up the hillside. The grounds are landscaped with roses, hydrangea, lavender and more and the pool area is great too with lounge chairs and umbrellas ready to go. The Villa itself is spacious, clean and well decorated, with modern bathrooms and great showers. It's like stepping back in time with all the modern conveniences still at your disposal. Barbara was always immediately available to answer questions, and we would highly recommend hiring Annalisa to cook an incredible Umbrian feast for you too! We spent a great week here with family/friends and highly recommend !

A lovely place to stay
A beautiful old stone house, great views of the small town and the lake and gracious hosts - who could ask for a better Italian vacation. While the house was built in the 1700s, it has been updated with modern appliances and fixtures. There was plenty of room for our party of 5 to be together or spread out. The owner was a joy to deal with, very helpful providing information about the area. The location is ideal for visiting Perugia, Florence or any of the smaller cities in central Italy. The road up to the house is gravel and very steep and rugged. We recommend a 4-wheel drive vehicle.

Beautiful Tuscan villa
My husband and I along with our 3 adult children had an amazing week at Villa Toppello! The pictures do not do this beautiful property justice. The villa itself is very well appointed with lovely bedrooms/bathrooms and a modern kitchen also. It was everything and more than we expected. We were able to drive to and see several beautiful towns near the area with ease. We also took the train to Florence for a day trip during our stay. The owner was so wonderful to work with both before our trip and during as well. She scheduled a cooking class at the villa for us with a fabulous chef which was definitely one of the highlights of our trip! The property is definitely a hidden gem! I had read previous reviews, and we did rent a small SUV. This was a good choice as some of the road up to the villa is gravel. Nothing terrible but it did help. I would highly recommend Villa Toppello for a delightful Italian stay. We would definitely stay at this beautiful property again in the future!
