The property has been superbly designed, paying meticulous attention to detail, with arched hallways, cool stone floors, and floor-to-ceiling windows that flood the villa with natural light. The interiors are exquisite, furnished with designer contemporary pieces, state-of-the-art technology, and only the finest linens.
Enter the villa at ground floor level, where you will find a breathtaking sea view and the living space. The sitting room has an L-shaped sofa, matching chair, flat-screen satellite television, and an enclosed wood-burning fire for those cooler months and cosy evenings. A dining room is home to an impressive twelve-seater table, perfect for some splendid indoor dining, especially when the food is prepared by your own private chef and served by your butler. There is also a bar to enjoy an aperitif before dinner and a library to relax in after. There is a study for those who need to work on the holiday, and for those who prefer to relax, there is a private spa room with a sauna for in-villa treatments. All the family can get together and watch their favourite films in the entertainment room, with its super large, flat screen television. On the first floor, you will find three handsomely-appointed ensuite double bedrooms. The master bedroom has a king-size bed, an ensuite bathroom with a double vanity unit, a sea view, a free-standing oval bath, a set overlooking the bay, and floor-to-ceiling glass windows. The second bedroom has a king-size bed, and the third has a queen-size bed. The staff bedroom is also on this floor with a queen size bed and ensuite bathroom.
Glide onto the decked terrace, where there is a step-entry, twenty-five metre long, centrepiece hydrotherapy swimming pool with six water jets. Deep-cushioned, wood sun loungers, a billowing curtain canopied double day bed, and a swing chair surround the pool. Stroll around the gorgeous green gardens, down to the private jetty and beach, and dip your toes into the crystal-clear waters of the Adriatic Sea. Meet for cocktails and canapes in the sunken soft seating area before dining alfresco with local delicacies freshly prepared by the chef. About the surrounding area of Villa AvraVilla Avra takes pride of place in a luxury resort, overlooking the beautiful Boka Bay on the coast of Montenegro. The villa is a short twelve kilometres from the nearest international airport at Tivat, and the excellent on-site concierge team can arrange car transfers. The villa has a private beach with immediate access to the crystal-clear waters of the Adriatic Sea. There is also a private jetty, where a chartered yacht can sail to your destination or enjoy a day cruising around the bay, sunbathing, swimming, and snorkelling.
Staying at the villa gives you access to four fabulous international restaurants, a private chef to cook you intimate dinners, and a butler to serve them. You can also use the swimming pool, gym, and spa, with optional personal trainers, yoga and Pilates, and beauty treatments. The excellent guest relations team are on-hand to arrange exceptional experiences, from private visits to Marshal Tito’s home to vintage car excursions. There are two kids’ clubs, one for younger children and one for teens, with supervised activities and babysitting for a romantic night off.
Get active at the Tipsarevic Luxury Tennis Club, or take to the water with a range of adrenalin-inducing water sports. In the nearby authentic village of Kostanjica, you will find cafes, bars, and family-friendly seashore restaurants. Take a two-kilometre drive to Morinj, a picturesque seaside town with verdant mountain views, crystal clear springs and creeks, old watermills, and a pebble beach surrounded by shady forests.
Keep going down the coast until you reach the enchanting old town of Perast, with the islets of St George and the six hundred-year-old, man-made Our Lady of the Rocks, complete with a church. Perast is noted for its historic Venetian Gothic mansions, a seashore promenade, the façade of a monastery with a bell tower, charming streets lined with churches, a few museums, and a beach with a pier. The must-see UNESCO-protected town of Kotor is only twenty-five kilometres from the villa. Wander down this fortified medieval old town’s winding streets to discover Venetian influence communal squares, Romanesque churches, Kotor Cathedral, the Maritime Museum, and preserved city walls. Montenegro loves a festival in May to celebrate victory over the Turks at Gadjanje KoKota, with lots of music and dancing. In June, the International Klap Festival showcases traditional folk music, whilst in July, the Fasinada honours the Virgin Mary painting in Perast, with rock throwing at the island of Our Lady of the Rocks.
The Kamenari to Lepetane ferry is three kilometres down the coast and cross the water to get to the Budva Riviera, famous for its soft sandy beaches and lively nightlife. Stroll the narrow streets to the historic old town, a seaside citadel surrounded by stone walls, and home to ninth-century churches. For some culture, take a tour around the historic palaces of Bujovic, Viskovic, Smekja, and Sestokrilovic. Get back to nature with a walk around the Durmitor National Park and Black Lake. And if you fancy going further afield, you can even have a day trip to the historic city of Dubrovnik.

About the Bay of Kotor
The Bay of Kotor, or Boka, has been a World Heritage Site since 1979, so be assured of its captivating scenery that includes; a Venetian old town, a Fortress, Roman Mosaics, churches and a glistening cove that all culminate to provide guests with an exceptional holiday destination.
Sailing through the fjord you will notice the Orjen Mountains along the west, and the Lovćen Mountain range curling around the east, which outline this spellbinding landscape. As you enter through the bay you are greeted by a man-made islet that is home to Our Lady of the Rocks Church and a museum. This is the first of many reminders that you are about to reach a region of Montenegro that is famed for its natural scenery and poignant architecture.
The Bay of Kotor is made up of four cornerstones - Lastva, Morinj, Stoliv and the most renowned Tivat. Within these villages you are able to find iconic landmarks such as St Petka Church and St Mary’s Church, or for something a little less pious; simply enjoy Tivat Marina and Gornji Stoliv’s Olive grove & Fig orchard.
Travel inland and strap on a pair of hiking boots as you explore Lovcen National Park. Although it is about an hours drive from the Bay, it really is worth the day trip! Whether you’re travelling with a Botanists, Ecologist, Entomologist or Zoologist; they will be pleased to know that there’s an immeasurable number of species that include birds, insects, bears, wolves and some breath-taking flora & fauna.
We urge holidaymakers to make the most of Kodor! This charming town has everything you need to forget the day-to-day tribulations of home life. Not only does this small medieval refuge have a host of cafes & restaurants, but there are some must see attractions like the Maritime Museum, the Cats Museum of Kotor, Cats of Kotor Shop and St. John’s Hill. The perfect retreat for a family in need of sun, sea & sentiment.

Getting ThereSveti Stefan, Bar & Ulcinj are served by Tivat Airport and Podgorica Airport. Please note that Tivat is a smaller International Airport, which can experience overcrowding in Peak Season. Due to its proximity to Orjen & Lovćen Mountains, flights are sometimes re-directed to Podgorica Airport or cancelled in the case of bad weather.

As part of a hotel complex, staying in Villa Avra includes membership of two kid’s clubs. KidsOnly is for the younger members of your family and offers a programme filled with watersports, educational and high-tech activities, treasure hunts, tournaments, games, music, and painting. One Tribe is aimed at your teens and features kayaking, stand-up paddle boarding, badminton, tennis lessons, beach volleyball, and scavenger hunts. Have some quality alone time in the evenings with their must-book babysitting service. In the daytime, charter a yacht for a family day at sea, and swim and snorkel secret coves and hidden bays in the warm waters of the Adriatic Sea.
If you can bear to leave the complex, two kilometres along the coast is the seaside town of Morinj, with crystal clear waters and cool springs for super swimming and snorkelling. Highly recommended for families is Markov Rt, with a long pebble beach, gradual entry shallow waters, sun loungers, and a café. The quaint village of Perast has an organised beach with a bar, and the must-see seaside town of Kotor has a sandy shore from which to swim. Take the boat from Perast Pier to the man-made island of Our Lady of the Rocks, visit the iconic church, and then get back on board to explore the mysterious blue cave.
Go underwater with the Panorama Semi Submarine Experience, and see the local fish swim by. Join a Jeep Safari to see Gornji and Donji Stoliv in the Bay of Boka Kotorska, and walk the pebble road through the chestnut woods and olive groves to enjoy the panoramic vista over the Boka region when you reach the top. Spend the day in Kotor, where your children will love the Museum of Cats, climbing the city walls, taking a cruise around the bay, seeing the old town on the Hop-on, Hop-off bus, playing in the Park Slobode playground, sampling local food in the farmer’s market, and walking the cobblestoned streets eating homemade ice cream. Drive to the Durmitor National Park to see the Tara Canyon, Europe’s deepest canyon, best viewed from the air or by adrenalin-inducing water rafting down the river. Whilst you are there, visit the Black Lake, where there are eighteen glacial lakes, and in the summer months, you can swim in the cool, clear waters. Go further afield and venture into Croatia, only thirty kilometres down to the coast to the historic city of Dubrovnik, walk the walls, and see where much of Game of Thrones and some of Star Wars was filmed.
