Set within its own privately gated grounds fragrant with olive trees, the outdoor spaces are stylishly executed with al fresco living in mind, from the dappled shade provided by the trellis-covered pergola, to the stone courtyards, charming Juliet balcony, terraces with panoramic views and pool side lounge area. The villa uses a water irrigation system that purifies water used by guests in order to feed the lush gardens. Therefore, you can enjoy the laid-back vibe of this space and absorb the surrounding scenery knowing you've helped Mother Nature!
Set across two buildings, the first house comprises a living room, dining room, kitchen, bathroom and one bedroom. The second house is set across two storeys with two bedrooms as well as a living room, dining room, kitchen, and leads directly to the wonderful terrace.
Taking this property a level apart are the lavish touches, from a state-of-the-art gym, to surround sound music, to flat screen smart televisions to the turbo-jet pool complete with Jacuzzi. Likewise, guests can enjoy the leisure of an on-hand concierge service, whether it be for tours or bookings. About the surrounding area of Villa KotopVilla Kotop is set in the rolling hills overlooking the sea, equidistant between Tivat and Kotor (both 7km distance), while Budva is 16 kilometres away.
While Kotor is steeped in history, Tivat draws a jet-set crowd with its marina full of super yachts and high-class promenade. Although Tivat has grown from a modest town to something more ritzy, there are traces of history to be found whilst the beach at Plavi Horizonti and the island of Sv. Nikola are must-sees.
For hiking, mountain biking, or canyon exploration, the Vrmac mountain that overlooks Tivat promises adventure Snorkeling in the Blue Cave is an ideal sport for water lovers - reachable by boat, while a visit to the fortified island of Mamulaa offers beautiful sunsets.
Discovering this stunning bay around Kotor will see history lovers in their element - it is dotted with atmospheric medieval towns (remnants from its Venetian era), island monasteries, cobbled lanes and pretty waterfront restaurants. Kotor Old Town is a myriad of old buildings and narrow cobbled lanes. Visitors will be able to take a leisurely boat trip to explore the two picturesque islands; St George, (home to a Benedictine abbey) and Our Lady of the Rocks (the only man-made island in the Adriatic dating from 1452.)

About the Bay of Kotor
The Bay of Kotor, or Boka, has been a World Heritage Site since 1979, so be assured of its captivating scenery that includes; a Venetian old town, a Fortress, Roman Mosaics, churches and a glistening cove that all culminate to provide guests with an exceptional holiday destination.
Sailing through the fjord you will notice the Orjen Mountains along the west, and the Lovćen Mountain range curling around the east, which outline this spellbinding landscape. As you enter through the bay you are greeted by a man-made islet that is home to Our Lady of the Rocks Church and a museum. This is the first of many reminders that you are about to reach a region of Montenegro that is famed for its natural scenery and poignant architecture.
The Bay of Kotor is made up of four cornerstones - Lastva, Morinj, Stoliv and the most renowned Tivat. Within these villages you are able to find iconic landmarks such as St Petka Church and St Mary’s Church, or for something a little less pious; simply enjoy Tivat Marina and Gornji Stoliv’s Olive grove & Fig orchard.
Travel inland and strap on a pair of hiking boots as you explore Lovcen National Park. Although it is about an hours drive from the Bay, it really is worth the day trip! Whether you’re travelling with a Botanists, Ecologist, Entomologist or Zoologist; they will be pleased to know that there’s an immeasurable number of species that include birds, insects, bears, wolves and some breath-taking flora & fauna.

Getting ThereSveti Stefan, Bar & Ulcinj are served by Tivat Airport and Podgorica Airport. Please note that Tivat is a smaller International Airport, which can experience overcrowding in Peak Season. Due to its proximity to Orjen & Lovćen Mountains, flights are sometimes re-directed to Podgorica Airport or cancelled in the case of bad weather.

Direct flights are available from London on Montenegro Airlines, easyJet, TUI, Ryanair and many others. Chartered flights are also available from several other UK airports.
From Dubrovnik, Croatia:
Connecting flights are available from Dubrovnik Airport to Podgorica Airport.
By Bus:
GetByBus operates from Dubrovnik, Tivat and Podgorica to Sveti Stefan, Bar & Ulcinj. Journeys can take up to 4 hours and 45 minutes.

Best Suited For: All AgesVilla Kotop is ideal for families, with an outdoor play area, a large games room with ping pong and children’s toys, together with all the contemporary touches such as flat screen televisions.
Tivat has a few children’s play parks, while the quay at Budva is a lovely stroll with little ones. The beaches in and around Kotor offer an array of choice from pebbles to sand. Taking a walk around the city walls in Kotor will be a great afternoon’s energy busting activity, finished up with an ice cream in one of the pretty squares. Little walkers will enjoy the trails around the bay, while taking a family boat trip out to one of the islands will be a true adventure.
Montenegrins are very family minded, and children are welcome in restaurants and out and about, although the mountain terrain and cobbled streets mean accessibility isn’t always effortless, however taxis are relatively easy and affordable.

Lovely accommodation and wonderful hosts
Great facilities and very comfortable accommodation. A little remote - so you will need a car - but the plus side of that is the views are spectacular on a clear night. The hosts were superb - Goran and Jelena - nothing was too much trouble. Goran met us at the airport and was on hand to help with lots of queries and recommendations, even organising taxis for us.

Idyllic setting
We had an amazing stay at Villa Kotop! The property is beautiful with stunning views over the bay. We loved the pool and jacuzzi. The owners were so helpful and welcoming and very quick to respond to questions. We had an accident in our hire car and the owner's son even called the hire company for us and struck a deal, which was much appreciated! Overall, just a perfect stay and we would definitely come again

It was our first visit to Montenegro and property was above our expectations by 200% at least. Our hosts were absolutely amazing, being in touch 24/7.
Location:
Perfect for families with Kids and a group of travellers. You can easily get by car to Kotor (12 min) , Tivat (8 min) , Budva (20 min), as well as some more remote cities and places of interest (30 to 50 min of drive). Rent or own car would be a benefit. Driving is easy and safe. A lot of supermarkets and bakery shops on the pisturesque main road. The property has Google maps tag, but once you get there you will easily find the way without a map.
Property:
Represented by 2 independent houses with private entrances, kitchens and living rooms with bedrooms. The 1st house has 2 bedrooms, the 2nd One is with bedroom and big sofa, which might be used as an additional bed.
There are 3 separate terraces and pool area to spent time in. BBQ area is fully equipped with everything you need to enjoy cooking on the open fire.
Facilities:
Very clean! Comfortable beds and pillows.
The pool is clean and has a beautiful view. There are 6 sun beds around the pool and Bar area with fridge. -

I highly recommend this beautiful Villa, located in the countryside but still very close to Kotor and Tivat. It looks even better than on the photos! The owners were so helpful giving us useful information on the places to visit, they organized transfers for us and welcomed us with wines, fruits, juices and sweets....

The house is very comfortable and has everything. Tthe pool is very good, as well as the gym and table tennis.
Car hire is suggested and there are traffic jams in the towns. -
A truly stunning villa, highly recommend with exceptional Owners
The Hosts were there to welcome us on arrival and gave us a guided tour of this amazing villa. Part renovated and new build the property has some really interesting features; no one could really get tired of this place. (one of our regrets is not having dinner in the wine cellar!)
The kids had so much choice; they loved the pool, table tennis and gym. The villa is well equipped in all ways, big enough to find a quiet space, a choice of kitchens fully stocked to cook in and the wifi great for family, but more importantly work and skype meetings!
There were so many extra touches that made it even more fabulous, wine, food, slippers and gowns to name just a few!
Jelena kept in touch giving valuable advise and information on activities and places of interest throughout our stay, even going out of her way to sort out the tourist tax for us. Thank you.
Goran was especially helpful as we had a car accident the first day, and he insisted to help with obtaining the police report for insurance purposes. (So helpful, and put our minds at rest as we did not understand a word of what was being said during the incident.)
We had a truly wonderful time and would highly recommend this villa easily 5**
