Three-bedroom Villa Leylak is a beautiful stone-built farmhouse, sitting high up in Kaya village with stunning views over the valley and fascinating Kayaköy ghost village. The house was once a Greek family home and homely touches endure. Surrounded by tree-lined hills and equipped with a gated drive, orchard and garden, the villa is completely private. It’s set in a peaceful and tranquil spot, and if you stand out on the balcony or terrace, you can listen to the calming sounds of birds.

The exterior comprises of rustic stone, lending the villa its cottage-style appeal and allowing the building to blend elegantly into the serene rural setting. Inside, all the rooms are bright and airy, with natural décors, such as light wooden floors and cream-coloured linen. The three charming bedrooms are spacious and comfortable and are furnished with delicate English antiques and classic Turkish touches like traditional Kilims (patterned rugs). There’s also a large roof terrace leading off the bedrooms where you can relax with a drink while soaking up the incredible scenery.

Downstairs, there’s an inviting living room with two cushioned sofas, as well as a fully-equipped kitchen with a dining table. Steps from the villa take you onto the pool terrace where you’ll find the large infinity pool with a glass mosaic lining and turquoise waters. If you swim right up to the water’s edge, you’ll get even more panoramic vistas of the mountains, Turquoise Coast and town below. It’s almost as if you can swim right into Kaya valley and the Mediterranean Sea.

The pool terrace is dotted with several chairs and loungers too so you can find your perfect spot in the sun or the shade. There’s also a garden kosk (a wooden shaded sitting platform) with a hammock and cushions – the ideal place to while away the afternoon or curl up with your favourite book. With ancient Lycian rock tombs, local eateries and the famous ghost village all within walking distance, the villa is ideally placed for you to explore more of this fantastic part of Turkey.

Villa Leylak is in Kayakoy, a small village 8km south of Fethiye in southwestern Turkey. Nestled in the mountains and overlooking Kaya valley, the villa is in a quiet rural spot and is an ideal place to go walking or hiking. From the villa, it’s a short walk to the famous Kayaköy ghost village. It’s an atmospheric abandoned village and is the inspiration for Louis De Bernier’s ‘Birds without Wings’, novel. Kaya is often described as bohemian due to its peaceful and welcoming atmosphere.

The villa is also within walking distance of Kaya wine house and local restaurants, as well as Lycian Rock Tombs. In Fethiye to the north, you can also visit more of these ancient rock tombs such as the 4th-century B.C. Tomb of Amyntas, which is magnificently carved into the mountain. For foodies, there’s a fish market in Fethiye and other markets that sell everything from homemade rugs to fresh produce. Look out for the local delicacy: delicious gözleme (thin dough crepes).

For more outdoor exploring, there’s the Lycian Way. It’s a series of paths that traverse the Turquoise Coast. You can join the trail from Kayaköy ghost village and head to remote beaches like Cold Water Bay (around 5.5km away). The bay is family-friendly with calm swimming waters and a sandy shoreline. The paths also go to the monastery ruins of Afkule (around 4km away), which are dramatically perched on cliff ledges above the Aegean Sea.

For fun family-friendly day trips, near-shore islands by boat beckon. There’s the turquoise lagoon at Ölüdeniz, which is a prime swimming and water sports spot due to its crystal-clear and calm waters. Snorkelling and scuba diving is popular here. You can also visit Butterfly Valley, about 20km drive . It’s a beautiful nature reserve that’s home to diverse butterfly species.

Fethiye itself has a Lycian amphitheatre, rock tombs to explore. There's a Tuesday market. An hours drive will take you to Tlos ancient site and Saklikent Gorge and the other way Gocek or Dalyan.

Kayakoy

The "Ghost Town" of Kayaköy was once inhabited by a substantial Greek Orthodox Christian; Artisans who left for Greece in the populations exchange 1923. Many of the old stone houses have been brought back to life and the village is again alive. There is a bohemian feel and a mix of restaurants cater for those enjoying the healthy village air. The cute beach at Gemiler is the closest place for sea swimming here. The area was the inspiration for Louis de Bernieres’ novel Birds Without Wings. Whilst here do try the local Gozleme pancakes.

Local days out include the resort of Gocek along the coast, Tlos ancient site and the Saklikent Gorge. Slightly further afield are Dalyan or going south, Patara for its sandy beach and ruins.

With a private swimming pool and large garden and orchard with shaded playing spots, Villa Leylak is an ideal villa for families with children. It’s nestled in a peaceful place in the countryside.

The villa is a short walk from Kayaköy ghost village where children (young and old) can explore the ruined Greek buildings. There are also plenty of walking and hiking routes in the area that take you through olive groves, orchards and quiet lanes lined with authentic stone cottages. 

Fethiye town is a short drive where you’ll find family-friendly restaurants and cultural sites including the ancient Lycian Rock Tombs. The Gulf of Fethiye is also strewn beautifully with an archipelago of 12 islands, which you can explore via boat. Akvaryum Koyu (Aquarium Bay) is good for snorkelling, and Kizilada (Red Island) has a serene beach with mud baths.

From Fethiye, you can jump on a boat for the 12 islands tour, enjoying stunning landscapes and a lunch cooked by the crew. Oludeniz Lagoon is a beautiful sandy stretch of shore that has calm waters – ideal for young swimmers – and water sports opportunities, such as paddle boats. The famed beach is a protected national park. For more fun day trips there are several beach clubs along the coast between Fethiye and Oludeniz. There are also a couple of waterparks in the area.

Travelling to Turkey
All British (and most other nationalities) citizens require a full 10 year passport with at least 6 months validity to enter Turkey. UK passport holders are exempt from visa for tourist visits of up to 90 days within 180 days starting from the first entry date. For all other passports please visit the Turkish Government Website or the Turkish Consulate for details of whether you require a visa or not.

Whilst in Turkey local regulations require you keep your passport and a printed copy of your e-visa with you at all times.

    I stayed at the villa for 1 week in February with friends. What can I say? From the moment we booked our holiday we felt welcome, they even left a welcome food hamper for us (we arrived late) which included all the essentials. The Villa itself is set into the hillside of Kayakoy, the views are breathtaking, I simply cannot describe the immense sense of relaxation when waking up and walking straight out onto the sun terrace to soak up the views every morning. The sun terrace has the most amazing sliding glass frontage and is always warm, it even stays warm during the chilly February evenings. The villa is equipped with everything you would need for at least 6 people (we were only 4). The kitchen has all the mod cons you would expect at home and more!! It has a beautiful terrace leading from the kitchen with an area for dining (where we ate breakfast everyday). Sitting and looking out over the beautiful gardens with orange and lemon trees, it is paradise, my only complaint is that we only booked 1 week!!! Thank you Vickie for letting us stay in your beautiful Villa, I hope to see you again very soon

    The view was great,house very spacious and very comfortable beds. Lovely garden with shady kosk and infinity pool, taxi was at the end of the road and bus stop, wine house just a 10 min walk away . A truly amazing place to spend your holiday

    We had a fantastic time here but too short - wish we had booked longer!! The villa is fantastic with everything you need & the infinity pool is great. The views and peacefulness are amazing. Would highly recommend booking if you want to get away from it all. Thanks
